NOTICE Of HEARING
UNION TOWNSHIP PLANNING BOARD/BOARD OF ADJUSTMENT
Please take notice that the Union Township Planning Board/Board of Adjustment has scheduled a hearing in connection with the application of Jack DeCavagnal, in connection with the following:
The Applicant, Jack DeCavagnal has applied to the Union Township Planning Board/Board of Adjustment for preliminary and final site plan approval, and bulk variance approval, in order to remove an existing mobile home and construct a new single family home with detached barn/garage and associated driveway improvements. The property is located at 3 Polktown Road, Block 7, Lot 8.01, and is 3.71 acres (3.54 acres net). The property is located in Watershed Management (WM) Zoning district, and is a pre-existing nonconforming Lot.
The Applicant is also requesting bulk variance relief pursuant to N.J.S.A. 409:55D-70c, for the following:
-Maximum impervious coverage ( 3 %permitted, 5.06 % proposed).
- Lot area ( 3.71 acres existing gross area; 3.54 acres existing net area; 9 acres required )
-Lot width (350 feet required 305.50 feet proposed )
The Applicant will also seek the granting of such other relief and/or approvals, variances, exceptions, interpretations or waivers as may be required to accomplish the intent and purpose of the application pursuant to the powers granted to the Planning Board/Board of Adjustment under the Municipal Land Use Law.
A public hearing regarding the application is scheduled before the Union Township Planning Board/Board of Adjustment on Thursday, April 23. 2026 at 7:00 PM at the Union Township Municipal Building, located at 140 Perryville Road, Hampton, NJ 08827, at which time members of the public may appear in person or through counsel or agent, and present comments or objections regarding any testimony or evidence presented by the Applicant relating to the application.
Maps and documents for which the approval is sought will be available for public inspection at the office of the Board Secretary, 140 Perryville Road, Hampton, NJ 08827 during the normal hours when the offices of the Board Secretary are open, You may call 908-735-8027 to determine when the maps and documents are available for inspection, or to make an appointment for this purpose.
This notice is provided under the requirements of NJSA 40:55D-11, et. seq.
