NOTICE
PLEASE TAKE NOTICE that upon the application of Dolan Contractors, Inc. (the "Applicant"), the Planning Board of the Township of Brick shall conduct an in-person public hearing on Wednesday, September 24, 2025 at 7:00 p.m., time prevailing, at the Brick Township Municipal Building, 401 Chambers Bridge Road, Brick, New Jersey 08723, to consider an Application for Preliminary and Final Major Site Plan Approval (Application No. PB-2938-PSP-FSP-C 7/2024), all relevant to the installation of site improvements to an existing marina located at 281 Princeton Avenue, and identified as Block 878, Lot 1 on the Official Tax Maps of the Township of Brick (the "Property"). The Property is 3.29 +/- acres in size, and it is R-15 Residential Zoning District (the "R-15 Zone"). The Applicant proposes (i) to pave a portion of the existing gravel lot at the Property, (ii) construct a new garage building and boat rack, and (iii) construct related site improvements, including but not limited to new striping, an above ground fuel tank, landscaping, and lighting. The existing garage building on the Property will be demolished.
The Applicant requests Bulk Variance Approvals to allow for (i) a 3.1 +/- foot side yard setback for the proposed garage, where accessory structures are required to have 10 foot side yard setbacks pursuant to Brick Township Ordinance §245-123, (ii) a 4.0 +/- foot side yard setback for the proposed boat storage rack, where accessory structures are required to have 10 foot side yard setbacks pursuant to Brick Township Ordinance §245-123, (iii) a 26.3 +/- foot garage height, where a maximum height of 24 feet is required for accessory structures pursuant to Brick Township Ordinance §245-123, and (iv) a 30.0 +/- foot boat storage rack height, where a maximum height of 24 feet is required for accessory structures pursuant to Brick Township Ordinance §245-123.
To the extent necessary, the Applicant is also requesting Bulk Variance Approvals to permit the following lawfully existing non-conformities: (i) a side yard setback of 5.9 +/- feet for the principal structure, where a minimum setback of 12 feet is required pursuant to Brick Township Ordinance §245-123, (ii) a front yard setback of 30.2 +/- feet for accessory buildings, where a minimum of 35 feet is required pursuant to Brick Township Ordinance §245-123, and (iii) impervious coverage exceeding 55%, where a maximum of 55% is permitted pursuant to Brick Township Ordinance §245-123.
In addition, the Applicant requests the following design waivers: (i) from §245-311.J, which requires a minimum parking stall width of 10 feet, whereas the proposed parking stall widths are approximately 9.0 and 9.5 feet; (ii) from §245-311.J, which requires a minimum access aisle width of 25 feet for two-way circulation, whereas the proposed access aisle width is approximately 20.77 feet; (iii) from §245-374.B, which requires a minimum 8-foot by 8-foot area for recyclable storage and an additional 8-foot by 8-foot area for refuse storage, whereas the proposed trash enclosure area is 10 feet by 10 feet; (iv) from §245-374.D, which requires a minimum 5-foot-wide landscaping area along three sides of the trash enclosure, whereas landscaping is proposed; and (v) from §245-408.J, which requires all planted landscaped areas to be irrigated with an underground system, whereas no underground irrigation system is proposed.
At the same time, the Applicant will also be requesting that the Planning Board grant any and all other submission and/or design waivers, variances, de minimis exceptions, Ordinance interpretations and/or other relief that may be deemed necessary in order to permit the development and use of the Property as proposed by the Applicant.
Copies of the Application, plans, reports and supporting documentation are on file with the Secretary of the Brick Township Planning Board, and they may be reviewed Monday through Friday from 9:00 a.m. to 4:00 p.m. at the Brick Township Municipal Building, 401 Chambers Bridge Road, Brick, New Jersey 08723.
