NOTICE
PLEASE TAKE NOTICE that upon the application of Phillip Villari (the "Applicant"), the Borough of Riverton Planning Board (the "Board") shall conduct a Public Hearing on Tuesday, January 27, 2026, commencing at 7:00 PM, at the Riverton Borough Hall, located at 505A Howard Street, Riverton, NJ 08077, to consider an Application for Use Variance Approval, all related to the development and use of solar array facilities on property located at 903 Thomas Avenue, which is located in the R-15 Residential Zoning District, and which is known as Block 1306, Lot 6 on the official tax maps of the Borough of Riverton (the "Riverton Property"). The Riverton Property is adjacent to 905 Thomas Avenue in Cinnaminson Township, identified as Block 1113, Lot 10 on the official tax maps of Cinnaminson Township (collectively with the Riverton Property, the "Property"). The Property is owned by the Applicant. The Riverton Property consists of vacant land that functions as additional front, rear, and side yard area for the Applicant's single-family residential home, which is located on the Cinnaminson lot.
This Application for Use Variance Approval provides for the construction of solar array facilities on the Property. While the proposed solar array facilities are primarily located on the adjacent lot within Cinnaminson Township, the solar array facilities extend onto the Riverton Property. Accordingly, the Applicant requests Use Variance Approval to allow the solar array facilities to serve as the principal use on the Riverton Property.
Additionally, the Applicant is requesting Bulk Variance Approval to allow for a 0-foot-side-yard setback from the Cinnaminson Property lot line. To the extent necessary, the Applicant is also seeking relief from any landscaping or buffer requirements that may apply.
During the course of the review of the Application and/or presentation of the Application, it is possible that bulk variances, submission waivers, design waivers, interpretations, and/or other exceptions from the requirements of the Riverton Borough Zoning Ordinance may be identified or deemed to be necessary to permit approval of the Application as submitted or with such changes as may be requested or accepted by the Board. This notice is to advise you that such additional approvals, variances, submission waivers, design waivers, interpretations, and/or other exceptions may be requested by the Applicant at the time of the Board hearing for this Application.
The Board may at its discretion, adjourn, postpone, or continue the hearing from time to time, and you are hereby notified that you should make diligent inquiry of the Riverton Borough Planning Board Secretary concerning such adjournments, postponements, or continuations.
