NOTICE
PLEASE TAKE NOTICE that upon the application of G&I XI 800 Coopertown Road LLC (the "Applicant"), the Delanco Township Joint Land Use Board (the "JLUB") shall conduct a public hearing on Tuesday, March 3, 2026, commencing at 7 P.M., in the Delanco Township Municipal Building, located at 770 Coopertown Road, Delanco, New Jersey 08075, to consider an Application for Preliminary and Final Major Site Plan Approval and Bulk Variance Approvals, to allow for site improvements including new and reconfigured parking lots, additional loading berths, and trailer storage stalls on property located at 800 Coopertown Road, and identified on the Official Tax Maps of the Township of Delanco as Block 1900, Lot 5, within an Industrial (I-2) Zoning District (the "Property"). The Property is currently developed with three existing light industrial buildings. One building is approximately 231,260 square feet in size; the second, approximately 41,150 square feet in size; and the third, approximately 2,300 square feet in size. The remainder of the Property is currently developed with parking areas, truck courts, along with wooded areas, open space lawn areas, and related site improvements.
This Application also provides for the reconstruction and new construction of parking lots at the Property to provide up to 245 passenger car parking spaces (93 new spaces), 29 loading berths (7 new loading berths), and, 33 trailer parking spaces (11 new trailer spaces). The Applicant is also proposing to re-stripe portions of the existing pavement to improve on-site circulation, and to construct a new primary parking area, auxiliary parking lot, and stormwater infiltration basin. No changes are proposed to the existing footprints or heights of the existing buildings on the Property.
The Applicant is also requesting Bulk Variance Approval and Design Exceptions/Waivers to allow for the following: (i) trailer storage to be permitted within the front yard area, and, (ii) a total lumen output of approximately 35,000 to 40,000 per light fixture. In addition and to the extent necessary, the Applicant is requesting Bulk Variance Approvals to allow for the following: (i) a lawfully pre-existing nonconforming lot width of 100+/- feet, where a 500 foot width is required, (ii) a lawfully pre-existing nonconforming one side yard setback of 25+/- feet, where a one side yard setback requirement of 100 feet is required, (iii) a lawfully pre-existing nonconforming combined two side yard setback of 72.5+/- feet, where there is a combined two side yard setback requirement of 200 feet, (iv) a lawfully pre-existing side yard buffer area of 8+/- feet where 15 feet is required, and (v) a lawfully, pre-existing maximum building height of 69.33 +/- feet, when a maximum height of 45 feet / 3 stories is required.
During the course of review of the Application and/or presentation of the Application, it is possible that variances, submission waivers, design exceptions and/or other relief from the requirements of the Delanco Township Code may be identified or deemed to be necessary to permit approval of the Application as submitted, or with such changes as may be requested or accepted by the JLUB. This notice is to advise you that such additional variance, exception, and/or waiver relief may be requested by the Applicant at the time of the public hearing.
Copies of the Application (#2025-04), plans, and related supporting materials are on file in the office of the Municipal Clerk, 770 Coopertown Road, Delanco, New Jersey 08075, and may be inspected during regular business hours.
