NOTICE
PLEASE TAKE NOTICE that upon the application of Dolan Contractors, Inc. (the "Applicant"), the Land Development Board of the Township of Westampton (the "Board") shall conduct a virtual public hearing on Wednesday, March 4, 2026, commencing at 7:00 P.M., to consider an Application for Preliminary and Final Major Site Plan Approval, all related to the construction of a flex building or office/service center ("Flex Building") involving at least 20% of the total floor area as office, with the remaining floor area as warehouse or light industry, along with related site improvements, on property located at 1 Springside Road, within the Township of Westampton, Burlington County, New Jersey (the "Property"). The Property is identified as Block 203.08, Lot 1.01 on the Township's Official Tax Maps (the "Property"). The Property is located at the intersection of Springside Road and Main Street, and is 4.20 +/- acres in size. The Property was located within the Office Research (OR-3) Zone at the time of the application submission (currently located in the R-6 Zone).
On February 23, 2023, the Applicant filed an Application for Preliminary and Final Site Plan Approval with Bulk Variance Approval seeking to construct a 36,407 +/- Flex Building, together with related site improvements, including approximately 72 parking spaces, 12 loading docks, utilities, and associated infrastructure. The proposed Flex Building is a permitted principal use in the OR-3 Zone pursuant to Township Ordinance § 250-19, and the requested Bulk Variance relief was related to the proposed lighting illumination. The Application was deemed administratively complete, and the Board conducted public hearings on September 6, 2023 and January 8, 2025.
Following the Board's denial of the Application on January 8, 2025, the Applicant appealed, and by Opinion dated October 31, 2025, the Superior Court, Law Division, Camden County ordered a remand of the matter (Docket No. CAM-L-1326-25). That decision was memorialized in an Order of Remand dated November 5, 2025. Pursuant to Paragraph 1(c) of the Court's Order, the Applicant has now formally withdrawn its request for Bulk Variance Approval and the proposed lighting illumination will comply with applicable Code requirements. As ordered by the Court, the Board is now to deliberate and vote exclusively on the site plan application based upon the existing record and provide its reasoning on the record.
The proposed improvements involve the construction of a 36,407 +/- square foot building, along with related site improvements, including but not limited to 72 car parking spaces, a new driveway off Springside Road, truck loading areas along with related loading dock doors, trailer parking, landscaping, lighting, fence, drainage, utilities, and other improvements.
At the same time, the Applicant will also be requesting that the Board grant any and all other submission and/or design exceptions, bulk variances, Ordinance interpretations and/or other relief that may be deemed necessary to permit the development and use of the Property as proposed by the Applicant.
