YOU ARE HEREBY placed on notice that WHP Equities LLC, the plaintiff in the within tax sale foreclosure, filed a Notice of Motion for Final Judgment on 4/22/2026 in the Superior Court of New Jersey, County of Ocean, returnable on 5/8/2026. The entry of final judgment will extinguish your rights in the property. Any objections to the entry of the Motion for Final Judgment must be made in accordance with the rules of Civil Practice and Procedure.
A copy of the Notice of Motion for Final Judgment will be furnished upon request addressed to the attorneys of the plaintiff below.
This action has been instituted for the purpose of (1) foreclosing a certain tax certificate bearing number 13-00081, sold on 12/10/2013, dated 12/13/2013, and was recorded in the Ocean County Clerk's Office on 4/5/2013 in Instrument/Book 19343, Page 1311 made by the Tax Collector of Manchester Township to Jian Yang and subsequently assigned to Plaintiff WHP Equities LLC on 6/30/2025 which Assignment was recorded in the Ocean County Clerk's Office on 7/22/2025 in Book 20079, Page 346 and (2) to recover possession of the Premises commonly known as 2440 Woodland Rd, Manchester, NJ 08759. Block 60.09, Lot 9.

YOU SHALL HAVE THAT RIGHT UNTIL THE DAY BEFORE THE FINAL JUDGMENT IS ENTERED.
IN ORDER TO PRESERVE THIS RIGHT, YOU MUST NOTIFY THE SUPERIOR COURT OF NEW JERSEY, IN WRITING, OF YOUR DEMAND FOR A JUDICIAL (SHERIFF'S) SALE.
IF YOU DEMAND A JUDICIAL (SHERIFF'S) SALE WITHIN THE TIME ALLOWED, THE SUPERIOR COURT SHALL ORDER THE ENTRY OF A FINAL JUDGMENT AND WRIT OF EXECUTION DIRECTING THAT THE PROPERTY BE SOLD AT A JUDICIAL (SHERIFF'S) SALE.
IF NO TIMELY DEMAND IS MADE FOR A JUDICIAL (SHERIFF'S) SALE AS SET FORTH ABOVE, THE FORECLOSURE ACTION SHALL PROCEED WITHOUT A JUDICIAL (SHERIFF'S) SALE OR INTERNET AUCTION.
