YOU HAVE A RIGHT TO DEMAND A JUDICIAL (SHERIFF'S) SALE AS IN THE MANNER OF THE FORECLOSURE OF A MORTGAGE, OR AN INTERNET AUCTION BY THE OFFICE OF THE COUNTY SHERIFF. YOU SHALL HAVE THAT RIGHT UNTIL THE DAY BEFORE THE FINAL JUDGMENT IS ENTERED.
IN ORDER TO PRESERVE THIS RIGHT, YOU MUST NOTIFY THE SUPERIOR COURT OF NEW JERSEY, IN WRITING, OF YOUR DEMAND FOR A JUDICIAL (SHERIFF'S) SALE.
IF YOU DEMAND A JUDICIAL (SHERIFF'S) SALE WITHIN THE TIME ALLOWED, THE SUPERIOR COURT SHALL ORDER THE ENTRY OF A FINAL JUDGMENT AND WRIT OF EXECUTION DIRECTING THAT THE PROPERTY BE SOLD AT A JUDICIAL (SHERIFF'S) SALE.
IF NO TIMELY DEMAND IS MADE FOR A JUDICIAL (SHERIFF'S) SALE AS SET FORTH ABOVE, THE FORECLOSURE ACTION SHALL PROCEED WITHOUT A JUDICIAL (SHERIFF'S) SALE OR INTERNET AUCTION.
FURTHER, YOU ARE HEREBY placed on notice that WHP EQUITIES LLC., the plaintiff in the within tax sale foreclosure, filed a Notice of Motion to Substitute Plaintiff and a Notice of Motion to Vacate Final Judgment and Writ of Execution in the Superior Court of New Jersey, County of Monmouth. Any objections to the entry of the aforesaid motions must be made in accordance with the rules of Civil Practice and Procedure.
A copy of the Notice of Motion to Substitute Plaintiff and Notice of Motion to Vacate Final Judgment and Writ of Execution will be furnished upon request addressed to the attorneys of the plaintiff below.
This action has been instituted for the purpose of (1) foreclosing a certain tax certificate bearing number 18-00034, sold on 12/5/2018, dated 12/5/2018, and was recorded in the Monmouth County Clerk's Office on 2/3/2020 in Instrument/Book 9394, Page 8704 made by the Tax Collector of Keansburg to Culmac Investors LLC and subsequently assigned to Plaintiff WHP Equities LLC and (2) to recover possession of the Premises commonly known as 11 Forest Pl, Keansburg, NJ 07734. Block 107, Lot 3.
