YOU ARE HEREBY SUMMONED AND REQUIRED to serve upon Hladik, Onorato & Federman, LLP, Plaintiff's attorneys, whose address is 1451 Chews Landing Road, Building 100, Laurel Springs, NJ 08021, telephone (609) 840-5000, an Answer to the Complaint filed in a civil action, in which Wilmington Savings Fund Society, FSB, not in its individual capacity but solely as owner trustee for Verus Securitization Trust 2023-INV2 is Plaintiff and 5 Stars Properties LLC, Pedro Rosario, et al., are defendants, pending in the Superior Court of New Jersey within 35 days from December 15, 2025 , the date of publication, exclusive of such date, or if published after December 15, 2025, thirty-five (35) days after the actual date of such publication, exclusive of such date. If you fail to file an Answer, judgment by default may be rendered against you for the relief demanded in the Complaint. You shall file your written Answer and proof of service with the Clerk of the Superior Court, Hughes Justice Complex, P.O. Box 971, Trenton, NJ 08625-0971, in accordance with the rules of civil practice and procedure. A filing fee payable to the Treasurer, State of New Jersey and a completed Foreclosure Case Information Statement (available from the deputy clerk of the Superior Court) must accompany your answer when it is filed.
This action has been instituted for the purpose of (1) foreclosing a mortgage dated April 25, 2023, made by 5 Star Properties LLC, as mortgagors, Mortgage Electronic Registration Systems, Inc. as Nominee for Hometown Equity Mortgage, LLC, recorded on May 12, 2023, in Mortgage Book 12350, Page 168, for Camden County, which Mortgage was subsequently assigned to the Plaintiff; and (2) to recover possession of the mortgaged premises commonly known as 3077 Carman Street, Camden, NJ 08105, Block 1042, Lot 62.
