Laurel, New Jersey 08054, an answer to the complaint (and Amendment to Complaint, if any), filed in a civil action, in which Beltway Capital, LLC, is the Plaintiff and Juanita Simmons and Leonard Simmons, Co-Administrators of the Estate of Dorothy Simmons, deceased, et als, are the Defendants, pending in the Superior Court of New Jersey, Chancery Division, Burlington County, and bearing Docket No. F-4534-26 within thirty-five (35) days after April 24, 2026, exclusive of such date. If you fail to do so, judgment by default may be rendered against you for the relief demanded in the Complaint (and Amendment to Complaint, if any). You shall file your answer and proof of service in duplicate with the Clerk of the Superior Court of New Jersey, R.J. Hughes Justice Complex, CN 971, Trenton, New Jersey 08625, in accordance with the rules of Civil practice and procedure. The names and telephone numbers of such agencies in the county of venue are as follows: Lawyer Referral Services: (609) 261-4862 Legal Services: (609) 261-1088 This action has been instituted for the purpose of (1) foreclosing a mortgage and recovering possession of the lands and premises described in a mortgage dated May 4, 2007, made by Dorothy Simmons and John Simmons, Sr. (both now deceased) as mortgagor, to BNY Mortgage Company LLC, recorded with the Clerk of Burlington County on May 11, 2007 in Book 11427 at Page 721, which mortgage was assigned to Champion Mortgage Company, by assignment dated February 14, 2013 and recorded on March 5, 2013 in Book 13058 at Page 5036, then assigned to Nationstar Mortgage LLC d/b/a Champion Mortgage Company by assignment dated November 7, 2016 and recorded on December 5, 2016 in Book 13252 at Page 6771, then assigned to the Secretary of Housing and Urban Development by Assignment dated April 18, 2018 and recorded on April 27, 2018 in Book 13331 at Page 9492 and lastly assigned to Beltway Capital, LLC by assignment dated February 10, 2026 and recorded on March 2, 2026 in Book OR 13809 at Page 9938 and (2) covers real estate located at 45 Club House Drive, Willingboro Twp., New Jersey; Tax Lot 24, Block 408; You, , Unknown Beneficiaries of The John Simmons, Sr. and Dorothy Simmons Revocable Living Trust u/d/t November 17, 2004; are made party defendants herein as the unknown beneficiaries of the John Simmons, Sr. and Dorothy Simmons Revocable Living Trust u/d/t November 17, 2004; and to foreclose any interest that you may have acquired in the mortgaged premises referenced herein, as a result of the death of Dorothy Simmons, who died intestate on or about March 18, 2018, which interests are subject to Plaintiff's mortgage.
