TAKE NOTICE that on the 23rd day of September 2025, at 7:00 p.m., the Borough of Buena Land Use Board at the Borough Hall, 616 Central Avenue, Minotola, New Jersey 08341 shall hear the application of Talip Saglik ("Applicant") for a "D" Use Variance pursuant to N.J.S.A. 40:55D-70(d) pertaining to property located at 296 Wheat Road, Block 173, Lot 40.02, Minotola, NJ 08341, so as to permit the use of the property for secure, indoor warehouse storage of restaurant equipment to support the Applicant's existing restaurant operations at Magnolia Diner.
The Applicant also requests any additional variances, submission waivers, additional exceptions, design waivers, de minimis exceptions, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Land Use Board and its professional staff, and permits requested or required by the Land Use Board at the public hearing.

The following documents are available for inspection at the Borough of Buena Land Use Board Office located at 616 Central Avenue, Minotola, New Jersey 08341, between the hours of 9:00 a.m. to 4:00 p.m., Monday to Friday: Land Use Application and Applicant's Proposal and Reasons for Relief.
Any interested party may appear at said hearing and participate therein in accordance with the rules of the Borough of Buena Land Use Board.
