TAKE NOTICE that on the 20 day of July 2026, at 7:00 p.m., a hearing will be held before the Borough of Fair Lawn Zoning Board of Adjustment at the Municipal Building, 8-01 Fair Lawn Avenue, Fair Lawn, New Jersey on the appeal or application of the undersigned for a variance or other relief so as to permit
Proposed addition. Lot is 5,000 sq. ft. where 6500 sq. ft. is required.
Expansion requires a C-1 variance as per section 125-57D(1)(c)(1). Would maintain the existing front yard setback of 18.8' where 25' is required. Increase building coverage from 26.94% to 31.36% where 25% is permitted. Increase impervious coverage from 38.05% to 42.13% where 35% is permitted as per Borough Ordinance 125-12 Schedule of area yard and building requirements. Increase FAR from 38.7% to 47.5% where 40% is permitted as per Brough Ordinance 125.57D.(1)(d)(1)
on the premises located at 15-09 Berdan Ave and designated as Block 4602 Lot 14 on the Borough of Fair Lawns Tax Map.
And any other variances and/or waivers that may be required for this application
Any interested party may appear at said hearing and participate therein in accordance with the rules of the Zoning Board of Adjustments
