THE ZONING OFFICER DECLINED TO ISSUE PERMIT, OR MADE THE FOLLOWING DECISION:
The applicant seeks to expand the existing garage located in the rear of the subject property. The applicant is requesting variances for coverage of the rear yard where 30% is required and the applicant is proposing 48%, the building height where 20 feet is required and 21.5 feet is proposed, maximum accessory building height where 1 story is required and the applicant is proposing 2 stories, a side lot setback line where 5 feet is required and 3.49 feet is proposed, and a rear yard setback line where 5 feet is required and 2.67 feet is proposed. The property is located in the M-2 Residential Zone. The applicant also requests that the Board consider any other variances and/or waivers and/or reviews that the Board may deem applicable to this application, including, but not limited to any use variance that may be applicable.
A Public Hearing has been ordered for July 15, 2026 at 7:00p.m.., COUNCIL CHAMBERS, CITY HALL, 900 CLIFTON AVENUE, CLIFTON, N.J. and when the case is called you may appear either in person, or by agent, or attorney, and present any information which you may have to the granting of this application.
