THE ZONING OFFICER DECLINED TO ISSUE PERMIT, OR MADE THE FOLLOWING DECISION:
The applicant seeks site plan approval and bulk variances to renovate and convert the existing two-family dwelling into a mixed-use building consisting of retail uses on the first floor and three (3) residential units on the second floor.
The applicant is also requesting a variance for the proposed use as well as variances for maximum lot coverage where 25% is required and 28.64% is requested, minimum lot are per dwelling unit where 3,750 square feet is required and 2,500 square feet is proposed and for the minimum front yard setback where 25 feet is required and 0.51 square feet is proposed. The property is located in the B-C General Business Zone. The applicant also requests that the Board consider any other variances and/or waivers and/or reviews that the Board may deem applicable to this application, including, but not limited to any use variance that may be applicable.
A Public Hearing has been ordered for July 15, 2026 at 7:00p.m.., COUNCIL CHAMBERS, CITY HALL, 900 CLIFTON AVENUE, CLIFTON, N.J. and when the case is called you may appear either in person, or by agent, or attorney, and present any information which you may have to the granting of this application.
