NOTICE TO INTERESTED PERSONS AND PROPERTY OWNERS WITHIN 200 FEET OF BLOCK 1218.02, LOT 29, BERKELEY TOWNSHIP, OCEAN COUNTY, NEW JERSEY PLEASE TAKE NOTICE, that on November 12, 2025, at 6:30p.m. or as soon thereafter as the application may be heard, in the meeting room of Berkeley Township Municipal Building at 627 Pinewald Keswick Road, Bayville, New Jersey, the Berkeley Township Board of Adjustment will hold a hearing on the application of the undersigned at which time and place all interested persons will be given an opportunity to be heard. The property in question is located in Block 1218.02 Lot 29, as shown on the Berkeley Township Tax Map, and is located at 289 Bayview Ave, Berkeley Township, Ocean Township, New Jersey. The applicant is seeking the following approvals. Applicant seeks approval to reconstruct and expand a rear yard deck with "c" Variance Relief which will require the following variances: (a) variance from the front yard setback of 35 ft is required, whereas 27.9 ft is existing; (b) variance from the rear yard setback of 20 feet required, whereas 3.0 ft is proposed; (c) variance from the lot coverage is limited to 30%, whereas 34.1% exists and 34.1% is proposed; (d) variance for lot area where 6000 sf is required and 5,753 sf exist to the bulkhead; (e) variance from the accessory side yard setback of 5 feet required, whereas +/- 4.3 ft exists to the air conditioners.
