NOTICE of DECISION
JAMESBURG LAND USE BOARD
PLEASE TAKE NOTICE THAT, at a public hearing on February 12, 2026, the Borough of Jamesburg Land Use Board ("JLUB") approved the Application of New Jersey American Water Company, Inc. (the "Applicant"), and on March 12, 2026, adopted Resolution #11-26 memorializing the Preliminary and Final Major Site Plan Approval, Conditional Use and Conditional Use (d.3) Variance Approval, Bulk Variance Approval, Approval allowing the installation of a 54.7 ft x 15.4 ft treatment building and other related facilities at a public utility facility containing an existing water storage tank (103.6 feet high) located on property owned by the Applicant, along Mill Road, and more specifically known as Block 73, Lot 10 on the Official Tax Maps of the Borough of Jamesburg (the "Property").
The Property is located within the R-100 Zoning District in which Public Utility facilities are permitted as a Conditional Use. The Approval allows for the removal and relocation of the existing driveway access, the construction of a water treatment building with associated treatment equipment and piping, with associated stormwater, driveways, landscaping, and other related improvements. The proposed treatment building will provide rechloramination treatment for the water in the Applicant's public water storage tank on the Property.
The JLUB granted the Applicant Variance from Conditional Use Standards, Conditional Use Approval, Preliminary and Final Site Plan Approval and Height Variance Approval for the upgrades and improvements.
The Variance Approval allows the design of the facility not to conform to the general character of the area in which it is proposed to be located as required by Ord. §27-113C. Variance Approval was also granted to allow a replacement 6 ft high chain link fence with and additional foot of barbed wire when a fence may be up to 4 ft in height along the side lot line from the front building line to, and along the front lot line by Ord. §27-101F.
The Application, JLUB Determination (#11-26), plans, reports, and related documents are on file in the office of the Jamesburg Borough Clerk, Jamesburg Borough Hall, 131 Perrineville Road, Jamesburg, New Jersey 08831 and available for inspection during normal business hours.
