PLEASE TAKE NOTICE that Colosseo Atlantic City Inc. ("Applicant") seeks preliminary and final major subdivision and preliminary and final major site plan approval to create 76 new lots and develop 74 single-family townhouse residential dwelling units (the "Project") on the property located at:

in the City of Atlantic City, County of Atlantic and State of New Jersey (the "Property"). In connection with the Project, Applicant is seeking use variance relief, maximum density variance relief, and variance relief from multiple bulk requirements.
The Property is split zoned across three zoning districts, Resort Commercial (RC), Gateway District (GWAY) and Central Business District (CBD). Townhouse residential dwellings are not permitted in any of the three zoning districts. Accordingly, Applicant is seeking use variance relief to permit townhouse residential dwellings within the RC, GWAY and CBD zoning districts.
Applicant further seeks bulk variance relief for: (a) minimum lot area; (b) minimum lot depth; (c) minimum lot width; (d) minimum lot frontage; (e) maximum building coverage; (f) maximum impervious coverage; (g) minimum front yard setback; (h) minimums side yard setback; (i) minimum rear yard setback; and (j) maximum height for principal building.
Applicant requests that the requirement to pay taxes and assessments in order to be heard be waived. Instead, Applicant requests a condition that all taxes and assessments be paid prior to the signing of the subdivision plat.
Each unit proposed as part of the Project will be four levels and contain 4 bedrooms, 4 ½ baths, 3 parking spaces on-site (2-car stacked garage with a 1-car driveway), and a roof top deck.
Applicant also requests any variances, waivers, exceptions or other relief that the Casino Reinvestment Development Authority, Land Use Regulation and Enforcement Division, deems necessary for this application.
Any person interested in the application will be given an opportunity to be heard at a public hearing of the Casino Reinvestment Development Authority, Land Use Regulation and Enforcement Division meeting on Thursday, March 19, 2026, at 10:00 a.m. at Casino Reinvestment Development Authority office located at 15 South Pennsylvania Avenue, Atlantic City New Jersey 08401. At such time, you may appear in person and present any comments with respect to the application. The application and all documents related to the proposed project are available for public inspection prior to the public hearing by viewing online at: https://njcrda.com/land-use-applications/ or Monday through Friday, 9:00 a.m. to 5:00 p.m. at the Casino Reinvestment Development Authority office at 15 South Pennsylvania Avenue, Atlantic City, New Jersey.
