NOTICE
PLANNING BOARD OF THE BOROUGH OF ROSELLE
PLEASE TAKE NOTICE that on Wednesday, February 4, 2026 at 6:00 PM, in the Council Chamber in the Borough Hall of the Borough of Roselle, 210 Chestnut Street, Roselle, New Jersey 07203, a public hearing will be held by the Planning Board of the Borough of Roselle to consider the application of Rosh Chodesh Investments LLC, 4608 3rd Avenue, Brooklyn, New York 11220 ("Applicant"), for preliminary and final site plan approval, subdivision approval, and for bulk variances and design waivers from the terms and provisions of the Roselle Zoning Ordinance in order to permit the Applicant Rosh Chodesh Investments LLC to develop a 55 unit multifamily residential building on a property currently vacant, which was formerly used as a multifamily residential use, and which property is commonly known as 792-808 East 3rd Avenue, Roselle, NJ, and which is designated on the Roselle tax maps as Block 305, Lot 4 and 5, and which property is part of the Borough of Roselle Redevelopment Plan.
The Applicant seeks variances from the Roselle Zoning Ordinance from the following: maximum front yard setback where 25 feet or less than 50% of lot frontage with 30 feet remainder is required and where 24.7 feet (17% of lot frontage and 38.7 feet remainder) is proposed, and which is an existing condition; impervious lot coverage where 70% is required and 72.8% (41,495 square feet) is proposed, and which is also an existing condition; a standard of 1.8 off-street parking spaces per studio unit is required, where a 1.5 space standard is proposed; as well as deviations from Redevelopment Plan standards, including, for the use of tandem parking spaces where a maximum of 5% of the required 78 spaces or 4 tandem spaces are permitted, and where 5 tandem spaces are proposed; for lighting where 3 foot candles is required and 0.6 foot candles is proposed; for landscaped islands where 160 square feet minimum is required and 87 square feet is proposed; for trash enclosure setback, where 5 feet minimum from rear and side lot lines is required and where 3 feet is proposed for rear lot line; for required driveway dimensions of 15 to 25 feet, where 12 to 20 feet is proposed; where double striped parking space markings 18 feet on center is required and none is proposed; and for relief for any other non-conforming conditions, and for any and all other variances, waivers, exceptions, permits, approvals, and other deviations that are otherwise required or deemed necessary by the Planning Board of Roselle for approval of the Applicant's application.
At the hearing, or at any adjournment thereof you may appear in person or by an Attorney to give evidence and make a statement for against the application.
All maps, documents and other materials pertaining to the above matter are on file and available for public inspection at the Code Enforcement Department of the Borough of Roselle, Borough Hall, 210 Chestnut Street, Roselle, New Jersey 07203, from Monday through Friday, between the hours of 9:30 AM and 4:00 PM.
