Notice for Sale of Immoveable Property
Notice is hereby given that MICHELE RENE' HULIN, acting in her capacity as the Testamentary Executrix of the SUCCESSION OF DENISE ANN ANDERSON, has filed a Petitioner for Authority for Private Sale of Immoveable Property on behalf of the SUCCESSION OF DENISE ANN ANDERSON to sale the following ¼ interest in the below described immovable property:
TRACT 1:
1900 Rapides Avenue Alexandria, LA 71301
A certain piece, parcel or tract of land, together with al buildings and improvements located thereon and all rights, ways and privileges thereunto appertaining, being, lying and situated in the City of Alexandria, Rapides Parish, Louisiana, and being more particularly described as follows, to wit:
Begin at a point on the North side of Rapides Avenue where it intersects the West side of North 18th Street, thence run out Rapides Avenue in a Westerly direction A distance of 89.72 feet, from those two points, thence extend back toward Bayou Rapides along parallel lines, one of which is North 18th street, a distance of 117 feet. Said property having a frontage of 89.72 feet on Rapides Avenue and extending back or northward between parallel lines along North 18th Street a distance of 117 feet, all as more fully shown, on a plat od survey by Irion Lafargue, R.S., dated 10/09/43, a copy of which is recorded at conveyance book 705, page 122, records of Rapides Parish, Louisiana.

That certain piece or portion of ground, together with all the buildings and improvements thereon, and all the rights, ways, privileges, servitudes, appurtenances and advantages thereunto belonging or in anywise appertaining, situated in the Parish of Rapides, State of Louisiana, and being more fully described as follows, to wit:
4.07 acres, being identified as Lot Nine (9), a 35 foot strip between Lots Eight (8) and Nine (9), parts of Lots Six (6), Seven (7) and Eight (8) of Jeansonne Subdivision, extended and adjacent tract (Adolph Jeansonne Tract) located in the Northeast Quarter (NE/4) of the Northwest Quarter (NW/4), Section 12, Township 4 North, Range 1 West, Pineville, Rapides Parish, Louisiana, all as is more fully shown within dark lines on Certificate of Survey by Avoyelles Surveyors, Inc., dated January 3, 1986, a copy of which is attached hereto and made a part hereof.

UPON THE FOLLOWING TERMS AND CONDITIONS TO-WIT:
That the property be sold for no less than
TRACT 1: $10,000.00; and
TRACT 2: $109,000.00
or for the highest offer subject to approval of this court should the highest offer be less than the price stated above.
Notice is hereby given to all parties whom it may concern, including the heirs and creditors of the decedent herein, of this estate that they be hereby ordered to make any opposition to which they have or may have to such application, at any time, prior to the issuance of this order or judgment authorizing, approving and homologating such application and that such order or judgment may be issued after seven (7) days, from the date of the publication of such notice, all in accordance with law. This notice is made in accordance with Louisiana Civil Code of Procedure Article 3281 Et. Seq.
