Under New Jersey law, to establish adverse possession the claimant must show that possession was actual, [1]open and notorious, hostile [2]of a kind that notifies others of the claim to the property [3] inconsistent with ownership of the property by others; and [4] continued uninterruptedly for the requisite period by the person and the person's predecessors by occupancy, [5]descent, [6]conveyance or otherwise. The burden of proof in adverse possession cases is "clear and positive" proof with all inferences and presumptions in favor of the rightful owner. "Norman v. Smedley, 363 P.2d 839, 843 (Oak 1961). Adverse possession more over can never ripen into title against anyone . " Zimmerman v. Newport, 416 P.2d 622, 629 (Okla. 1966)
