Please take notice that on JULY 24, 2025 the Zoning Board of Adjustment of the Borough of Rumson formally adopted a resolution memorializing the action of the Board taken at its AUGUST 28,2025 granting
ROBERT AND ELLEN OJEDA approval to:
CONSTRUCT a new attached two-car garage with second story living area above and an inground swimming pool requiring the following Variance relief:
a. Floor area ratio of 0.38 where 0.36 is permitted (Schedule 5-3
b. Floor area of 3,127 square feet where 2,958 square feet is permitted (Schedule 5-3)
c. Building coverage of 2,090 square feet where 1,759 square is
Permitted (schedule 5-4)
d. Front yard setback of 12.35 feet where 35 feet is required
(schedule 5-1).
e. Rear yard setback of 8.0 feet where 35 feet is required (Schedule 5-1).
f. Swimming pool in a front yard setback where not permitted.
The location of the premise is in the R-5 Zone as shown on the Borough Tax Map, Block 49, Lot 36 and commonly known as 19 Highland Ave, Rumson, New Jersey.
Please be advised that a copy of the above referenced Resolution is on file with the Zoning Board of Adjustment at the Rumson Municipal Building, 80 East River Road, Rumson, New Jersey and are available for inspection during regular business hours
