Zoning Board of Adjustment
Please take notice that on November 20th, 2025, the Zoning Board of Adjustment of the Borough of Rumson formally adopted a resolution memorializing the action of the Board taken at its October 23rd, 2025 meeting date, granting Pat Sabino approval to: construct a 2 story addition to an existing single family residence. The following variances were granted: Maximum floor area ratio of 0.389, where 0.319 is permitted; Maximum floor area of 4,268 square feet, where 3,500 square feet is permitted; Maximum building coverage of 3,133 square feet, where 2,155 square feet is permitted; Maximum lot coverage of 7,524 square feet, where 4,157 square feet is permitted; Minimum side yard setbacks of 2.6 feet one side / 14.2 feet combined, where 8 feet one side / 18 feet combined is required; Minimum off-street parking of 2 spaces, where 3 is required, and Minimum rear yard setback of 12.6 feet (existing), where 50 feet is required (which is an existing non-conformity to remain).
The location of the premise is in the R-5 Zone as shown on the Borough Tax Map, Block 144, Lot 7 and commonly known as 87 Waterman Ave., Rumson, New Jersey.
Please be advised that a copy of the above referenced Resolution is on file with the Zoning Board of Adjustment at the Rumson Municipal Building, 80 East River Road, Rumson, New Jersey and are available for inspection during regular business hours.
