Notice of Decision
Please take notice that on December 18th, 2025, the Zoning Board of Adjustment of the Borough of Rumson formally adopted a resolution memorializing the action of the Board taken at its November 20th, 2025 meeting date, granting Jill Fallon approval to: construct a second floor addition (three bed / two bath), covered front porch addition, front walkway, rear deck addition and patio to an existing single family residence.
The following variances were granted: Enlargement, extension or addition to a nonconforming building resulting in the creation of new nonconformities (section 22-7.3.f.2); Front yard setback of 28.2 feet, which is intensified by a 2nd floor addition, where 35 feet is required (schedule 5-1); Front yard setback for a covered front porch of 24 feet and front steps of 21.3 feet, where 30 feet is required (schedule 5-1); Rear deck side yard setback of 6 feet, where 7 feet is required (section 22-7.8.j).
The location of the premise is in the R-5 Zone as shown on the Borough Tax Map, Block 66, Lot 2 and commonly known as 73 Ave. of Two Rivers, Rumson, New Jersey.
Please be advised that a copy of the above referenced Resolution is on file with the Zoning Board of Adjustment at the Rumson Municipal Building, 80 East River Road, Rumson, New Jersey and are available for inspection during regular business hours.
