On Februaiy 2, 2026, the Manchester Township Planning Board approved a Site Plan Waiver & Administrative Change in the above captioned matter. This Site Plan Waiver & Administrative Approval requests permission to the installation of various speed humps throughout the site along Buckingham Drive North and Red Hill Road, as well as the installation of an exit gate near the RTE 70 entrance/exit. The Applicant will still meet the ordinance requirement for all construction and setbacks and there will be no further change to site plan approval.
This Approval of Site Plan Waiver & Administrative Approval shall become pait of any Resolution of Approval previously adopted by this Board.
NOW, THEREFORE, BE IT RESOLVED by the Manchester Township Planning Board that the applicant's request for a Site Plan Waiver/Administrative Approval be and hereby is approved.
BE IT FURTHER RESOLVED that the Applicant will comply with the Board Engineer's review letter of November 25, 2026 and be bound by the submitted and approved plans by the Board Engineer.
BE IT FURTHER RESOLVED that the Applicant referenced various plans submitted with the application including Attachment A and Attachment B.
BE IT FURTHER RESOLVED that Robe1t Houston, Esq. and Thoams Creelman, P.E. presented the application. During said application the professionals discussed the need for permanent speed tables to deter speeding throughout the development at large; the present application is the first of a multi-phased plan to repave, install the speed tables, and renovate the guard house with a electronic exit gate mechanism. There has been a large continuing speeding issue occurring within the development as a whole. The current application only establishes five speed tables, however, the Applicant was advised that it might be more efficient and cost effective for the next application to present all of the speed tables needed for the entire multi-phased asphalt project.
BE IT FURTHER RESOLVED that a copy of this Site Plan Waiver and Administrative Approval be forwarded to the applicant, the Building Department, and the Township Clerk by the
Planning Board secretaiy.
BE IT FURTHER RESOLVED that notification of this favorable decision regarding Site Plan Waiver and Administrative Approval shall be published in an official newspaper of Manchester Township within ten (10) days of its passage.
ADOPTED this 2nd day of March 2026.
