NOTICE OF FORECLOSURE SALE
NOTICE IS HEREBY GIVEN, that by virtue of a Judgment of Foreclosure and Sale entered in the above-entitled action. nunc pro tunc December 9, 2025, by the Marathon County Circuit Court, Branch 5, the undersigned Sheriff in and for Marathon County, Wisconsin, will sell at public auction at Room A 136 on the First Floor of the Marathon County Courthouse (adjacent to the Sheriff's Department Administrative Offices), 500 Forest St., Wausau, WI., City of Wausau, Marathon County, Wisconsin, on April 14, 2026 at 9:00 o'clock in the forenoon, on that day, the real estate and mortgaged premises, which is situated in Marathon County, Wisconsin and is legally described as follows:
That part of Government Lot Four (4) in Section twenty-four (24), Township twenty-nine (29) North, Range seven (7) East, in the City of Wausau, Marathon County, Wisconsin, described as follows:
Commencing at the Northeast corner of said Government Lot 4, and running thence South, along the East line thereof, 349 feet to the place of beginning, thence South, on the East line of said Government Lot 4, 219 feet, thence West, parallel with the North line of said Government Lot 4, 200 feet; thence in a Northwesterly direction, at an angle of 105" 41 feet a distance of 180.60 feet to the East shore of what is commonly known as Jim Moore Creek, thence in a Northerly direction, along the Easterly shore of said Creek, 73 feet; and thence East 188 feet, more or less, to the place of beginning; except therefrom the following:
The right-of-way conveyed to Wisconsin Valley Rail Road Company by deed recorded in the office of the Register of Deeds for Marathon County, Wisconsin in Volume 18 of Deeds on page 613; Land and rights, if any, quitclaimed to Wisconsin River Traction and Power Company by deeds recorded in said Register's office in Volume 111 of Deeds, on page 463, and in Volume 144 of Deeds on page 152; and land quitclaimed to the City of Wausau by Deed recorded in said Register's office in Volume 490 of Deeds, on page 197.

Pursuant to said judgment, ten percent (10%) of the successful bid must be paid to the Clerk of Courts' Office at the time of the sale in cash, cashier's check, money order or certified funds payable to the Marathon County Clerk of Courts. Personal checks cannot and will not be accepted. The balance of the successful bid must be paid to the Marathon County Clerk of Courts in cash, cashier's check, money order or certified funds no later than ten (10) days after the court's confirmation of the sale or else the ten percent (10%) down payment is forfeited to the plaintiff. The property is sold "as is," is not available for viewing, and subject to all liens, encumbrances and unpaid real estate taxes. Bids made after the plaintiff's opening bid will be accepted in $100.00 increments only.
