notified:
1) The written contract dated November 1, 2010 and filed November 2, 2010 as Book 13645 Page 822 in the records of the POLK County Recorder's Office, and executed by Family Plan 2000 Inc., as Seller, and Jonah Wright and Angela Wright, as Buyer(s), the contract was then forfeited by Affidavit in Support of Forfeiture dated August 11, 2021 and filed on August 16, 2021 as Book 18701, Page 857 in the records of the POLK County Recorder's Office and subsequently reinstated by amendment dated September 13, 2021 and filed October 7, 2021 as Book 18796, Page 172 in the records of the POLK County Recorder's Office, ("the Real Estate Contract") for the sale of following legally described real estate:

locally known as 1711 8TH STREET, DES MOINES, IA 50314 (the "Property"), with the Seller's interest presently held by Cedar Rapids Bank and Trust Company, Trustee for Anthony E. Schubert IRA and the Buyer's interest presently held by Jonah Wright and Angela Wright, has not been complied with in the following particulars:
Unpaid Installments (12 x $469.98 beginning with the payment due on 11/01/2024) $5,639.76
Late Charges owing for above or unpaid $360.00
Unpaid Charges for funds advanced by Seller $1,592.00
Cost of Service and Clerical preparation $150.00
TOTAL: $7,741.76
2) The Real Estate Contract shall stand forfeited unless the parties in default, within 30 days after the completed service of this notice, shall perform the terms and conditions in default, and in addition pay the reasonable costs of serving this notice.
3)The amount of attorney fees claimed by the Seller pursuant to Section 656.7 of the Code of Iowa is $0.00 (not to exceed $50.00). Payment of the attorney fees is not required to comply with this notice in order to prevent forfeiture.
