You and each of you are hereby notified:
1) The written contract dated September 1, 2013 and filed September 4, 2013 as Book 14945Page 290 in the records of the POLK County Recorder's Office, and executed by SAMANN L.C.,as Seller, and Laroy Allen Nereim, as Buyer(s) ("the Real Estate Contract") for the sale offollowing legally described real estate:Lot 6 in Block 12 in Farwell Place, now included in and forming a part of the City of Des Moines, Iowa locally known as 2621 MAPLE STREET, DES MOINES, IA 50317 (the "Property"), with the Seller's interest presently held by SAMANN L.C. and the Buyer's interest presently held by Laroy Allen Nereim, has not been complied with in the following particulars:
Unpaid Installments (7 x $732.82 beginning with the payment due on 05/01/2025) $5,129.74
Late Charges owing for above or unpaid $1,357.15
Failure to comply with City of Des Moines Property Violation Notice
Cost of Service and Clerical preparation $150.00
TOTAL: $6,636.89
2) The Real Estate Contract shall stand forfeited unless the parties in default, within 30 days afterthe completed service of this notice, shall perform the terms and conditions in default, and inaddition pay the reasonable costs of serving this notice.
3) The amount of attorney fees claimed by the Seller pursuant to Section 656.7 of the Code of Iowais $0.00 (not to exceed $50.00). Payment of the attorney fees is not required to comply with thisnotice in order to prevent forfeiture.
