You and each of you are hereby notified:
1) The written contract dated March 5, 2010 and filed March 8, 2010 as Book 13375, Page 706in the records of the POLK County Recorder's Office, and executed by Frank E. Weinstein, asSeller, and Alice Diane Grover, as Buyer(s) ("the Real Estate Contract") for the sale of followinglegally described real estate:Lot 31 in TIMMONS PLACE, an Official Plat, now included in and forming a part of the City of Des Moines, Polk County, Iowa. locally known as 2131 CAPITOL AVENUE, DES MOINES, IA 50317 (the "Property"), with the Seller's interest presently held by Frank E. Weinstein Revocable Trust and the Buyer's interest presently held by Tammy Lee Grover, Survivor of Joint Tenancy, has not been complied with in the following particulars:
Unpaid Installments (1 x $759.08 beginning with thepayment due on 12/05/2025, 4 x $852.11 beginning with the payment due on 1/5/26) $4,167.52
Late Charges owing for above or unpaid $103.24
Unpaid Charges for funds advanced by Seller $473.64
Cost of Service and Clerical preparation $150.00
Less amounts held in Buyer's Reserve $0.00
TOTAL: $4,894.40
2) The Real Estate Contract shall stand forfeited unless the parties in default, within 30 days afterthe completed service of this notice, shall perform the terms and conditions in default, and in addition pay the reasonable costs of serving this notice.
3) The amount of attorney fees claimed by the Seller pursuant to Section 656.7 of the Code of Iowais $0.00 (not to exceed $50.00). Payment of the attorney fees is not required to comply with thisnotice in order to prevent forfeiture.
