NOTICE IS HEREBY GIVEN that on August 11, 2026, at 9:00 a.m., or thereafter within the time allowed by law, RONDA C. VEITH, Administrator of the estate of ALICE MARIE MONTGOMERY, will sell at private sale to the highest and best bidder, on the terms and conditions described below, subject to confirmation by this court. The property to be sold consists of all right, title, and interest of the decedent at the time of her death and all right, title, and interest that the estate has acquired in addition to that of the decedent at the time of death, in and to the real property located in San Bernardino County, California, commonly referred to as 8932 Eaby Rd., Phelan, California, 92371, described as follows:
THE EAST 329.29 FEET OF PARCEL 4 OF PARCEL MAP 5164, AS PER PLAT RECORDED IN BOOK 49 OF PARCEL MAPS, PAGES 64 AND 65, EXCEPTING THEREFROM THE NORTH 329.96 FEET, IN THE COUNTY OF SAN BERNARDINO, STATE OF CALIFORNIA.

The sale is subject to easements of record, restrictions, reservations, covenants, conditions, rights of way and current taxes with any encumbrances of record to be satisfied from the purchase price.
The property is to be sold on an "as is" basis.
Written bids or offers are invited for this property. They will be made in writing and directed to the Administrator, in care of the office of Victoria P. Martin, attorney for the Administrator at 16191 Kamana Road, Suite 202, Apple Valley, CA 92307. Such bids or offers may also be filed with the clerk of this Court or delivered to Victoria P. Martin personally at any time after first publication of this notice and before the sale.
The terms of sale are part cash and part credit, the terms of such credit to be acceptable to the undersigned and to the court. The offer must be accompanied by a certified check for ten percent (10%) of the amount of the offer and the balance shall be paid on confirmation of sale by the court. Taxes, rents, operating and maintenance expenses, and premiums on insurance acceptable to the purchaser shall be prorated as of the date of recording of conveyance. Examination of title, recording of conveyance, transfer taxes, and any title insurance policy shall be at the expense of the purchaser or purchasers.
The sale is subject to confirmation by the court. The undersigned reserves the right to reject any bids.
