Pursuant to the provisions of the Municipal Code of the Borough of Saddle River and Provisions of N.J.S.A 40:55d-12, notice is hereby given that John and Leslie Lahoud, Owner of the property commonly known as 6 Old Woods Road, Saddle River, NJ 07458, also known as Lot 00001 in Block 02003 on the Tax Assessment map of the Borough of Saddle River, has filed an application with the Zoning Board of Adjustment of Saddle River seeking a variance from the provisions of the Zoning Ordinance of the Borough of Saddle River which regulate the Front Yard Setback in violation of 210-5, schedule B, limiting schedule. The setback for the building envelope is 125 feet from the side and front property line. Based on the radius of the street curb, it was determined after construction completion that the pool filter and pool heater are encroaching on the 125 feet setback by approximately 2 feet. While the pool equipment is behind a retaining wall and not easily visible from the street, it does encroach on the 125 feet required by the setback. John and Leslie Lahoud are requesting relief of the front yard setback requirement of 125 feet by approximately 2-3 feet. The equipment is behind a retaining wall and not visible from the street. Additionally, the majority of the equipment is within the setback, however, the pool heater and pool filter is encroaching on the setback. Please note they are not easily visible from the street. In addition to the foregoing, the applicant will seek any and all variances, waivers, deviations or exceptions the board deems to be required.
A copy of the application and related documents are on file in the Office of the Secretary to the Board, Saddle River Municipal Building, 100 East Allendale Road, Saddle River, NJ 07458 and may be inspected by members of the public, weekdays, during regular business hours between 9:00 am and 3:00 pm.
A public hearing with respect to the application has been scheduled for Wednesday, December 17th , 2025 at 7:00 PM, at the Saddle River Municipal Building, 100 East Allendale Road, Saddle River, NJ 07458, or as soon thereafter as the matter can be heard. All interested parties are invited to appear and be heard at that time.
