NOTICE OF HEARING
TO WHOM IT MAY CONCERN:
In compliance with the pertinent provisions of the Runnemede Zoning and Land Development Ordinance, and the New Jersey Municipal Land Use Act, N.J.S.A. 40:55D-1 et seq., notice is hereby given that a written application has been filed by the undersigned with the Borough of Runnemede Joint Planning/Zoning Board of Adjustment (the "Board") for variance relief pursuant to N.J.S.A. 40:55D-70c to permit a deviation from the maximum allowable impervious coverage for sixty-two (62) existing residential lots within the Ashbrook Landing residential development, together with any and all other variances, waivers, or approvals the Board may deem necessary or appropriate in the exercise of its jurisdiction.
The Board previously granted preliminary and final major subdivision approval for the Ashbrook Landing project on December 12, 2022 to establish 102 individual lots of record comprised of 96 attached townhome units in 17 buildings with related site improvements. These approvals are memorialized in Resolutions No. 22-25 and 22-12, copies of which are on file with the Borough of Runnemede Board Secretary. The Applicant now seeks variance relief pursuant to N.J.S.A. 40:55D-70c to permit sixty-two (62) lots to exceed the maximum permitted impervious coverage of 50%, resulting in impervious coverage ranging from approximately 51% to 56%, in order to accommodate the existing 10-foot by 10-foot (10' x 10') at-grade rear patio serving each affected townhome unit.
This development is located on property shown as: Block 149.01, Lots 5-8, 11-14, 17-20, 23-26, 30-33, 36-37, 40-43, 46-49, 52-55, 58-61, 64-67, 70-71, 74-77, and Block 149.10, Lots 2-5, 8-11, 14–15, 19–22, Borough of Runnemede, Camden County, on the Borough of Runnemede Tax Map, which properties are located along Whaler Drive, Robert Drive and Reagan Drive.
Public hearing on the above-mentioned application has been scheduled for January 28, 2026 at 7:00 p.m. in Borough Hall, 24 N. Black Horse Pike, Runnemede, New Jersey 08078, at which time and place any interested party (as defined in N.J.S.A. 40:55D-4) will have an opportunity to be heard.
