TOWNSHIP OF MONROE ZONING BOARD
PLEASE TAKE NOTICE THAT – D'Auria & Son Heating and Air Conditioning ("Applicant") is the seeking preliminary major site plan approval, 'd' use variance, and variance approval to permit two principal uses on one lot in order to permit the construction 6,000 total square foot pole barn (4,000 sf on the first floor and 2,000 sf on the second floor) which will be utilized for storage and office space for a heating and air conditioning business at 2715 Fries Mill Road, also known as Block 14801, Lot 18, Township of Monroe, Gloucester County, New Jersey (the "Property"). Applicant is also seeking related design waivers.
The proposed pole barn will be serviced by a new septic system and existing well.
The Property is located in the RA Residential Age-Restricted District where single family detached residential dwellings are a permitted use, but the proposed business and two principal uses on one lot are not.
Applicant also requests any variances, waivers, exceptions or other relief that the Township of Monroe Zoning Board may deem necessary and/or appropriate.
Any persons interested in the application will be given an opportunity to be heard at the Monroe Township Zoning Board meeting to be held on Monday, March 9, 2026 at 6:30 P.M., at the Township of Monroe Municipal Building, 125 Virginia Avenue, Williamstown, New Jersey 08094. At such time, you may appear in person and present any comments with respect to the application.
The application, plans and all documents related to the proposed project are available for public examination prior to the public hearing Monday through Thursday 7:00 AM to 5:00 PM in the office of the Board Secretary at the Township of Monroe Municipal Building, 125 Virginia Avenue, Williamstown, New Jersey 08094
This Notice is being published in accordance with the Municipal Land Use Law.
