PLEASE TAKE NOTICE that 125 ST JAMES PL LLC ("Applicant") seeks preliminary and final minor subdivision approval with use, maximum density and bulk variance relief for the property located at 125 St. James Place, identified as Block 53, Lot 5, in the City of Atlantic City (the "Property"), to create two (2) fee-simple lots, each new lot containing a duplex structure.
The Property is located in the Resort Commercial (RC) zoning district where duplex dwellings are not permitted and therefore Applicant requests use variance relief. Variance relief is also requested to exceed the maximum density standard.
Bulk variance relief is further requested for: (a) minimum lot area; (b) minimum lot width; (c) minimum lot depth; (d) minimum lot frontage; (e) maximum building coverage; (f) and multiple bulk standards; (g) maximum impervious coverage; (h) front yard setback; (i) side yard setback; and (j) rear yard setback.
Note that bulk variance relief is subsumed within the request for use variance relief in accordance with Price v. Himeji, LLC, 214 N.J. 263 (2013).
Applicant also requests any variances, waivers, exceptions or other relief that the Casino Reinvestment Development Authority, Land Use Regulation and Enforcement Division, deems necessary for this application.
Any person interested in the application will be given an opportunity to be heard at a public hearing of the Casino Reinvestment Development Authority, Land Use Regulation and Enforcement Division meeting on Thursday, May 21, 2026, at 10:00 a.m. at Casino Reinvestment Development Authority office located at 15 South Pennsylvania Avenue, Atlantic City New Jersey 08401. At such time, you may appear in person and present any comments with respect to the application. The application and all documents related to the proposed project are available for public inspection prior to the public hearing by viewing online at: https://njcrda.com/land-use-applications/ or Monday through Friday, 9:00 a.m. to 5:00 p.m. at the Casino Reinvestment Development Authority office at 15 South Pennsylvania Avenue, Atlantic City, New Jersey.
This Notice is being published in accordance with the Municipal Land Use Law.
