NOTICE OF PUBLIC HEARING
BOROUGH OF FAR HILLS PLANNING BOARD
YOU ARE HEREBY NOTIFIED that on Monday, October 6, 2025 at 7:00pm at 6 Prospect Street, Far Hills, New Jersey, the Planning Board of the Borough of Far Hills will hold a Public Hearing to consider the application of JOAO (JOHN) and OLGA C. FERREIRA for property located at 140 Douglas Road, Far Hills, New Jersey, also known as Block 22, Lot 6, on the Tax Map of the Borough of Far Hills, Somerset County, where the applicants seek the following approval and/or relief from the requirements of the Zoning Ordinance in order to install a whole house generator on the subject property.
The legal description of the subject property is as follows:
ALL that certain lot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Borough of Far Hills, in the County of Somerset, State of New Jersey:
FOR INFORMATION PURPOSES ONLY: BEING known as Tax Lot 6 in Tax Block 22 on the Official Tax Map of the Borough of Far Hills, Somerset County, State of NJ. BEGINNING at a point on the northerly sideline of Douglas Road (formerly road leading from Far Hills to Pluckemin), said point being the southwesterly corner of lands now or formerly belonging to Zacaria Belch; thence running
North 03 degrees 02 minutes 00 seconds East, 616.15 feet to a point on the southerly sideline of Route No. 287; thence
Westerly along said sideline, South 74 degrees 20 minutes 24 seconds West, 274.12 feet to a point; thence
Westerly and still along said southerly sideline of Route 287, South 85 degrees 54 minutes 06 seconds West, 147.61 feet to a a point on the easterly line of lands now or formerly belonging to Roland H. Boggs; thence
South 01 degrees 16 minutes 00 seconds West, passing over a marble monument found, 570.77 feet to a point on the aforesaid northerly sideline of Douglas Road, said point being distant 7.0 feet southerly of a second marble monument found along said line; thence
Easterly along said northerly sideline of Douglas Road, North 84 degrees 10 minutes 46 seconds, East, 393.22 feet to the POINT AND PLACE OF BEGINNING.
The above description is written in accordance with a survey prepared by Braginsky Surveying, LLC, dated September 17, 2024.
FOR INFORMATION PURPOSES ONLY: The address is: 140 Douglas Road, Far Hills, NJ 07931.
Therefore, the applicants are seeking variances from the required setbacks of 200 feet on Douglas Road. The proposed setbacks are 77.12 feet for the generator and 75 feet for the propane tank, respectively.
In addition, the applicants are seeking various waivers from the Municipal ordinance for submission of various information all of which are detailed on the information submitted by the applicant together with any and all other variances and/or waivers or other relief that may be necessary.
With the exception of the said variances, the Applicants believe that no other relief is required in order to grant approval requested. You are hereby notified that if any additional variances or waivers, beyond those specified herein, are needed for approval of the Applicants plans for installation of a whole house generator, the Applicants will apply for any and all such variances and waivers, and will present proofs in support of same, at the time of the public hearing.
Copies of the application, related documents, maps and plans are on file with the Secretary of the Planning Board and may be inspected during normal business hours at the Municipal Building located at 6 Prospect Street, Far Hills, New Jersey. During the public hearing, any interested party in attendance, either directly or through its attorney, will be granted the opportunity to ask questions, provide comments and/or offer evidence either in favor of or in opposition to the application. Continuation of said hearing, if necessary, will be scheduled at that time. If not continued a vote may be taken at said meeting.
