Notice of Public Hearing New Sewickley Township Zoning Hearing Board
The New Sewickley Township Zoning Hearing Board will convene for a public hearing on Thursday, May 28, 2026, beginning at 6:30 P.M., at the New Sewickley Township Municipal Building, located at 233 Miller Road Rochester, Pennsylvania 15074. The purpose of this hearing is to take testimony in consideration of the application made by William F. and Amy L. Rachuba for a variance request related to the alteration/extension of an existing nonconforming building (single-family dwelling) located at 124 Snyder Drive Rochester, PA 15074, and further identified as Tax Parcel No. 69-145-0232.000. The application proposes to construct an addition onto the western side of the existing single-family dwelling, which would extend said dwelling's side yard setback, noted at 5.25', along the property line shared with 122 Snyder Drive. Due to this property line not running parallel to the dwelling, the closest point of the proposed addition further encroaches on that setback and is noted at 4.8'. The required side yard setback in the Residential Agricultural (RA) Zoning District, as per Table 304B of the Township Zoning Ordinance No. 208, as amended, is twenty feet (20'), thus making this building, in its current location, nonconforming. Section 802 of the same ordinance states that, "a nonconforming building or structure may be altered, improved, or reconstructed, provided the work does not create additional nonconformity". The work, as proposed, would create additional nonconformity by way of the previously detailed extension of a noncompliant setback and, therefore, the applicant is seeking relief to allow for construction to occur.
