Notice of Public Hearing
In accordance with the Ordinances of the City of Plainfield and the Statutes of the State of New Jersey, please take notice that an Application for Development (Number: ZBA 2025-14) located in the R-4 Moderate Density Residential Zone, on the premises known as 935-937 Myrtle Avenue, Plainfield, New Jersey(Block Number 228, Lot 6) has been submitted by Maymouna Sow, 277 Fulton Avenue, Jersey City, New Jersey 07305.
The development is located within 200 feet of property owned by you.
The applicant seeks variance relief to permit the renovation and construction of additions to the existing single-family dwelling. Specifically, the applicant seeks confirmation of existing bulk variance and supplemental zone variance conditions related to: minimum improvable area – diameter of circle (30 feet existing/proposed) and maximum driveway width (over 20 feet). Additionally, the Applicant seeks bulk variances for the continuation of existing bulk variance conditions related to: minimum single side yard setback (10 feet required; 5.2 feet existing and continuation of 5.2 feet proposed) and minimum combined side yard setback (20 feet required, 15.8 feet existing and continuation of 15.8 feet proposed). Finally, the Applicant requires a new bulk variance related to: parking (4 spaces required for a 6-bedroom dwelling and 3 spaces proposed).
The applicant is also seeking such other variances, waivers and other relief that the Board may deem necessary.
The Plainfield Zoning Board of Adjustment will conduct a public hearing on this matter on Wednesday, November 12, 2025 at 7:00 p.m. at the Plainfield City Hall Library, 515 Watchung Avenue, Plainfield, New Jersey. Any person or persons affected by this application will have an opportunity to present any objections to the proposed development. The Board does, however, have the right to exclude repetitious testimony.
Copies of the application materials, including any maps, plans and documents relating to the applications will be available at least ten (10) days prior to the hearing and may be inspected by the public Monday through Friday between the hours of 9:00 am until 4:30 pm at the Division of Planning and Community Development, Second Floor, City Hall, 515 Watchung Avenue, Plainfield, New Jersey.
