NOTICE OF PUBLIC HEARING
BOROUGH OF BERNARDSVILLE ZONING BOARD OF ADJUSTMENT
YOU ARE HEREBY NOTIFIED that the undersigned have filed an application with the Zoning Board of Adjustment of the Borough of Bernardsville for "C" Bulk Variances from the following portions of the Bernardsville Land Development Regulations for the parcel of land known as Block 4, Lot 1 in the Borough of Bernardsville, said property having an address of
40 Turnbull Lane, Bernardsville, NJ:
Section 12-23.19(b) [Impervious Surfaces] - A variance was previously granted to permit 41,235 square feet of lot coverage where only 27,416 square feet is permitted. The applicant is seeking approval to construct various improvements to the property (house addition, patio, relocated pool) while removing certain existing features. The resulting lot coverage will be 31,938 square feet which, while reduced, still exceeds the permitted lot coverage.
Section 12-22.3(j) [Steep Slope Disturbance] – The applicant is seeking approval to disturb 943 square feet of slopes between 25% and 29.99% where only 500 square feet of disturbance is permitted. The applicant is also seeking approval to disturb 5,438 square feet of slopes between 15% and 24.99% where only 1,000 square feet of disturbance is permitted. The proposed slope disturbance is required to construct various improvements to the property (house addition, patio and relocated pool).
With the exception of the aforementioned variances, the Applicants believe that no other relief is required in order to grant the approval requested. However, if the Board directs that additional variance(s), waiver(s) and/or exception(s) is/are needed, the Applicants may seek the same in accordance with such direction.
A copy of the proposed plans and application are on file with the Secretary to the Board and are open for inspection at the office of said Board Secretary at 1 Anderson Hill Road, Suite 103, Bernardsville, New Jersey, 07924 during regular business hours. At least ten (10) days prior to the hearing, the application materials, including any plans and reports, will be available online for public viewing via links provided on the Borough website at www.bernardsville.gov.
This application, #25-11, will be considered by the Zoning Board of Adjustment of the Borough of Bernardsville at a Public Hearing on Monday, June 1, 2026, at 7:30 p.m. in the Borough Hall meeting room at 166 Mine Brook Road, Bernardsville, New Jersey 07924. At that time all interested persons may appear either in person or by agent or attorney to present their views.
Members of the public may introduce evidence during the public comment portion of the hearing. In order to facilitate the distribution of any evidence to the Board and its professionals, it must be submitted electronically to the Board Administrator a minimum of three (3) business days before the hearing. The evidence must be introduced at the hearing by whomever submitted the evidence. Evidence not submitted electronically in advance of the hearing will be considered at the discretion of the Board.
