BY VIRTUE OF A DECREE of the Court of Common Pleas for Hampton County, South Carolina, heretofore issued in the case of Rocket Mortgage, LLC f/k/a Quicken Loans, LLC vs. Donald T Kinard, Jr; Amber Kinard; Figure Lending LLC I the undersigned as Special Referee for Hampton County, will sell on July 6, 2026 at 1:00 PM at Hampton County Court House, Hampton, South Carolina 29924 to the highest bidder:

ALL THAT CERTAIN PIECE PARCEL OR LOT OF LAND SITUATE, TOGETHER WITH IMPROVEMENTS THEREON, LYING AND BEING LOCATED NORTHEAST OF THE TOWN OF VARNVILLE, COUNTY OF HAMPTON, STATE OF SOUTH CAROLINA., CONTAINING 1.5 ACRES, MORE OR LESS, AND SHOWN ON PLAT MADE BY C. LAWTON MANER, RLS #8370, DATED JULY 14, 1993, RECORDED IN THE OFFICE OF THE CLERK OF COURT FOR HAMPTON COUNTY IN PLAT BOOK 20 AT PAGE 207. ACCORDING TO THE SAID PLAT, THE AFOREMENTIONED PROPERTY IS BOUNDED AS FOLLOWS:
ON THE NORTHEAST FOR A DISTANCE OF 259.00 FEET BY A 50 FOOT RIGHT OF WAY FOR ROAD; ON THE SOUTHEAST FOR A DISTANCE OF 207.55 FEET BY A 50 FOOT RIGHT OF WAY FOR ROAD; ON THE SOUTHWEST FOR A DISTANCE OF 306.20 FEET BY PROPERTY OWNED BY TRICO LAND, INC; AND ON THE NORTHWEST FOR A DISTANCE OF 324.27 FEET BY A SHALLOW DITCH SEPARATING THIS PROPERTY FROM OTHER PROPERTY NOW OR FORMERLY OF TRICO LAND INC.
INCLUDED IN THIS CONVEYANCE IS A 50 FOOT WIDE EASEMENT FOR INGRESS AND EGRESS ALONG THE NORTHEASTERN BOUNDARY OF THE ABOVE PROPERTY LEADING TO HIGHWAY S-25-67, MORE FULLY SHOWN ON THE ABOVE MENTIONED PLAT.
Being the same property conveyed to Donald T. Kinard Jr. by Deed of Darrell Lee Thacker and Sandra C. Thacker, dated October 21, 2014 and recorded October 22, 2014 in Deed Book 411 at Page 253, in the Office of the Register of Deeds for Hampton County, South Carolina.

TERMS OF SALE: For cash. Interest at the current rate of 2.5% to be paid on balance of bid from date of sale to date of compliance. The purchaser to pay for papers and stamps, and that the successful bidder or bidders, other than the Plaintiff therein, will, upon the acceptance of his or her bid, deposit with the Special Referee for Hampton County a certified check or cash in the amount equal to five percent (5%) of the amount of bid on said premises at the sale as evidence of good faith in bidding, and subject to any resale of said premises under Order of this Court; and in the event the said purchaser or purchasers fail to comply with the terms of sale within Thirty (30) days, the Special Referee for Hampton County shall forthwith resell the said property, after the due notice and advertisement, and shall continue to sell the same each subsequent sales day until a purchaser, who shall comply with the terms of sale, shall be obtained, such sales to be made at the risk of the former purchaser. Since a personal or deficiency judgment is waived, the bidding will not remain open but compliance with the bid may be made immediately. Plaintiff may waive any of its rights prior to sale. Sold subject to taxes and assessments, existing easements and restrictions of record. Neither the Court, nor Plaintiff, nor Plaintiff's counsel makes any warranty of title or representations with regard to the condition or existence of any improvements on the subject property. Prospective bidders may wish to assess these matters to their satisfaction prior to sale.
