TRUSTEE'S NOTICE OF SALE
WHEREAS, on June 2, 2015, Eric T. Quinn and Shalonda Quinn executed a Deed of Trust to T. Harris Collier, III, as Trustee for Trustmark National Bank now known as Trustmark Bank, as Lender, with Mortgage Electronic Registration Systems, Inc., ("MERS"), as Beneficiary, which is recorded in the office of the Chancery Clerk of 2nd Jud. Dist. Hinds County, MS, in Book 636 at Page 1339;
WHEREAS, said Deed of Trust was assigned to Trustmark National Bank now known as Trustmark Bank in Book 641 at Page 8929;
WHEREAS, on September 24, 2025, Trustmark Bank substituted James Eldred Renfroe as Trustee in the aforementioned deed of trust with this recorded in Book 649 at Page 3262;
WHEREAS, there being a default in the terms and conditions of the Deed of Trust and entire debt secured having been declared to be due and payable in accordance with its terms, Trustmark Bank, the holder of the debt has requested the Trustee to execute the trust and sell said land and property pursuant to its terms in order to raise the sums due, with attorney's and trustee's fees, and expenses of sale;
NOW, THEREFORE, I, James Eldred Renfroe, Trustee for said Deed of Trust, will on November 12, 2025, offer for sale at public outcry, and sell within legal hours (being between the hours of 11:00 a.m., and 4:00 p.m.) at the southwest main door of the 2nd Jud. Dist. Hinds County Courthouse in Raymond, MS, to the highest and best bidder for cash, the following described property situated in 2nd Jud. Dist. Hinds County, MS, to-wit:
This Parcel contains 8.78 acres, more or less, located in the West of the NE 1/4 of Section 24,
T-3-N, R-2-W, Hinds County, Mississippi, being more particularly described, to-wit:
Commence at the NE corner of the NW 1/4 of the NE 1/4 of Section 24, T-3-N, R-2-W, Hinds
County, Mississippi, run thence S-00°37'12"-E, 62.8 feet to the South line of Tank Road; continue S-00°37'12"-E 1074.1 feet to the Point of Beginning; continue S-00°37'12"-E, 611.0 feet; run thence West, 634.3 feet; run thence N00° 27'16"-W, 590.6 feet; run thence N-88°09'10"-E, 632.7 feet back to the Point of Beginning. This Parcel contains includes a 60-foot easement for ingress and egress and construction of utilities being more particularly described, to-wit: Commence at the NE corner of the NW 1/4 of the NE 1/4 of Section 24, T-3-N, R-2-W, Hinds County, Mississippi, run thence S-00°37'12"-E, 62.8 feet to the South line of Tank Road; run thence along the South line of Tank Road N-89°31'55"-W, 629.45 feet to the Point of Beginning of this Easement; run thence S-00°27'14"-E, 1912.4 feet; run thence S-84°52'30"-W, 60.2 feet; run thence N-00°27'14"-W,1918.3 feet back to the South line of Tank Road; run thence along the South line of Tank Road S-89°31'50"-E, 60.0 feet back to the Point of Beginning.
