TRUSTEE'S NOTICE OF SALE
WHEREAS, on February 26, 2021, Justin Kyle Grissom and Pamela Grissom executed a Deed of Trust to Granville Tate, Jr., as Trustee for Trustmark National Bank, as Lender, with Mortgage Electronic Registration Systems, Inc., ("MERS"), as Beneficiary, which is recorded in the office of the Chancery Clerk of Forrest County, MS, in Book 2340 at Page 1;
WHEREAS, said Deed of Trust was assigned to Trustmark National Bank in Book 2590 at Page 124 and also recorded in Book 2592 at Page 232;
WHEREAS, on July 23, 2025, Trustmark National Bank substituted James Eldred Renfroe as Trustee in the aforementioned deed of trust with this recorded in Book 2590 at Page 126;
WHEREAS, there being a default in the terms and conditions of the Deed of Trust and entire debt secured having been declared to be due and payable in accordance with its terms, Trustmark National Bank now known as Trustmark Bank, the holder of the debt has requested the Trustee to execute the trust and sell said land and property pursuant to its terms in order to raise the sums due, with attorney's and trustee's fees, and expenses of sale;
NOW, THEREFORE, I, James Eldred Renfroe, Trustee for said Deed of Trust, will on December 4, 2025, offer for sale at public outcry, and sell within legal hours (being between the hours of 11:00 a.m., and 4:00 p.m.) at the northeast main entrance of the Paul B. Johnson Forrest County Building at 641 N. Main Street, Hattiesburg, MS, to the highest and best bidder for cash, the following described property situated in Forrest County, MS, to-wit:
A parcel of land known as Lot 66, Phase I, Longleaf Acres Subdivision, an unplatted subdivision, more particularly described as follows: Commence at the SW corner of the SE1/4 of the SW1/4 of Section 12, Township 5 North, Range 13 West, Forrest County, Mississippi; thence North 00°19'10" West, 1928.03 feet; thence East 1654.17 feet to the Point of Beginning; thence South 79°58'28" East, 119.95 feet; thence North 82°02'15" East, 204.95 feet to the West margin of a public county road, Springwood Drive; thence South 00°41'34" East and along the Westerly margin of said Springwood Drive 199.81 feet; thence South 89°17'02" West 209.88 feet; thence North 30°14'43" West 225.63 feet back to the Point of Beginning; said herein described parcel is located in the NW1/4 of the SE1/4, Section 12, Township 5 North, Range 13 West, Forrest County, Mississippi, containing 1.12 acres, more or less.
I will convey only such title as is vested in me as Trustee, with no warranties.
