Notice of Sale TRUSTEE'S NOTICE OF SALE WHEREAS, on August 30, 2004, August Meche' Irving-Patton and Donnie Patton executed a Deed of Trust to T. Harris Collier, III, as Trustee for Trustmark National Bank, as Lender/Beneficiary, which is recorded in the office of the Chancery Clerk of 1st Jud. Dist. Hinds County, MS, in Book 6114 at Page 623; WHEREAS, on July 5, 2022, Trustmark National Bank substituted James Eldred Renfroe as Trustee in the aforementioned deed of trust with this recorded in Book 7282 at Page 7737; WHEREAS, the above described Deed of Trust was modified by Loan Modification Agreement recorded in Book 7290 at Page 5109; WHEREAS, there being a default in the terms and conditions of the Deed of Trust and entire debt secured having been declared to be due and payable in accordance with its terms, Trustmark National Bank now known as Trustmark Bank, the holder of the debt has requested the Trustee to execute the trust and sell said land and property pursuant to its terms in order to raise the sums due, with attorney's and trustee's fees, and expenses of sale; NOW, THEREFORE, I, James Eldred Renfroe, Trustee for said Deed of Trust, will on June 17, 2026, offer for sale at public outcry, and sell within legal hours (being between the hours of 11:00 a.m., and 4:00 p.m.) at the north main front door of the 1st Jud. Dist. Hinds County Courthouse in Jackson, MS, to the highest and best bidder for cash, the following described property situated in 1st Jud. Dist. Hinds County, MS, to-wit: Lot 23, Fox Trails, a townhouse subdivision also being situated in the Northwest 1/4 of the Southwest 1/4 of Section 13, Township 6 North, Range 1 East, City of Jackson, Hinds County, Mississippi and being more particularly described by metes and bounds, to-wit: Beginning at the Northeast corner of Lot 6, Fox Trails, a townhouse subdivision according to a plat on file in the office of the Chancery Clerk at Jackson, Hinds County, Mississippi in Plat Book 29 at Page 38 and run South 89 degrees 52 minutes 30 seconds West along the North line of said Lot 6 for a distance of 31.68 feet; thence North 00 degrees 10 minutes West a distance of 83.10 feet; thence North 89 degrees 50 minutes East along the South line of Woodbury Road a distance of 31.68 feet; thence South 00 degrees 10 minutes East a distance of 83.23 feet to the Point of Beginning.
