TRUSTEE'S NOTICE OF SALE
WHEREAS, on June 20, 2025, Althea S. Allen executed a Deed of Trust to Michael A. King, as Trustee for Trustmark National Bank now known as Trustmark Bank, as Lender, with Mortgage Electronic Registration Systems, Inc., ("MERS"), as Beneficiary, which is recorded in the office of the Chancery Clerk of 1st Jud. Dist. Hinds County, MS, in Book 7322 at Page 9261;
WHEREAS, said Deed of Trust was assigned to Trustmark Bank in Book 7332 at Page 7897;
WHEREAS, on April 9, 2026, Trustmark Bank substituted James Eldred Renfroe as Trustee in the aforementioned deed of trust with this recorded in Book 7332 at Page 7899;
WHEREAS, there being a default in the terms and conditions of the Deed of Trust and entire debt secured having been declared to be due and payable in accordance with its terms, Trustmark Bank, the holder of the debt has requested the Trustee to execute the trust and sell said land and property pursuant to its terms in order to raise the sums due, with attorney's and trustee's fees, and expenses of sale;
NOW, THEREFORE, I, James Eldred Renfroe, Trustee for said Deed of Trust, will on June 17, 2026, offer for sale at public outcry, and sell within legal hours (being between the hours of 11:00 a.m., and 4:00 p.m.) at the north main front door of the 1st Jud. Dist. Hinds County Courthouse in Jackson, MS, to the highest and best bidder for cash, the following described property situated in 1st Jud. Dist. Hinds County, MS, to-wit:
Lot Seventy-Nine (79), also a triangle strip of land off the West side of Lot Seventy-Eight (78) of Ridgewood Park, Part One (1), according to the map thereof which is of record in the office of the Chancery Clerk of Hinds County at Jackson, Mississippi, in Plat Book 19 at Page 1, reference to which is hereby made; said triangle strip off the West side of said Lot 78, etc. being more particularly described as: Beginning at a point on the South line of said Lot 78, Ridgewood Park, Part 1, and being the Northern line of Winterview Drive, measured Two (2) feet Easterly along said line from the Southeast corner of Lot 79, Ridgewood Park, Part 1; thence run Westerly along said line a distance of Two (2) feet to the Southeast corner of said Lot 79, of Ridgewood Park, Part 1; thence run Northerly along the Eastern line of said Lot 79 for a distance of 152.43 feet to the Northeastern corner of Lot 79; thence Southerly a distance of 151.70 feet to the Point of Beginning.
I will convey only such title as is vested in me as Trustee, with no warranties.
