All that certain piece, parcel or lot of land, with improvements thereon, situate, lying and being in Jasper County, South Carolina containing (0.76) acres and being shown and described as LOT 31, BASS LAKE SUBDIVISION, on a plat entitled "A Foundation Survey of Lot 31 Bass Lake Subdivision" dated August 5, 2004, prepared by Thomas G. Stanley, Jr., PLS and said plat is recorded in the Office of the Clerk of Court for Jasper County, South Carolina in Plat Book 27 at Page 355. The metes, bounds and distances appearing on the aforementioned Plat are incorporated into this description by reference.

TERMS OF SALE: A 5% deposit in certified funds is required. The deposit will be applied towards the purchase price unless the bidder defaults, in which case the deposit will be forfeited. If the successful bidder fails, or refuses, to make the required deposit, or comply with his bid within 20 days, then the property will be resold at his risk. No personal or deficiency judgment being demanded, the bidding will not remain open after the date of sale, but compliance with the bid may be made immediately. The successful bidder will be required to pay interest on the amount of the bid from date of sale to date of compliance with the bid at the rate of 6.5% per annum. If for any reason the Plaintiff's agent does not appear to bid at the sale, the sale will be deemed canceled.
