NOTICE OF SALE UNDER POWER GEORGIA, CHATHAM COUNTY
Under and by virtue of Power of Sale contained in that DEED TO SECURE DEBT from First Point Builders, LLC to Rare Form Creatives, LLC a/k/a Rare Form Creatives recorded in Deed Book 3633, Page 753 in the original principal amount of $18,000.00 along with that certain Promissory Note ("Note") as amended, modified, or revised from time to time with interest at the rate specified therein, there will be sold, by the undersigned at public outcry to the highest bidder for cash, before the Courthouse Door at CHATHAM County, Georgia, within the legal hours of sale on the first Tuesday in April 2026, the following described property:
ALL THAT CERTAIN LOT, TRACT OR PARCEL OF LAND SITUATE, LYING AND BENG IN THE STATE OF GEORGIA, COUNTY OF CHATHAM, CITY OF SAVANNAH AND BEING KNOWN AND DESIGNATED AS LOT A AS SHOWN ON A PLAT OF A RECOMBINATION OF LOTS 65, 66,69,70,71,72, AND PORTIONS OF LOTS 67 AND 69, TUSKEGEE PARK SUBDIVISION , CITY OF SAVANNAH, CHATHAM COUNTY, GEORGIA, WHICH HAVE BEEN RECOMBINED TO FORM LOTS A AND B AS PREPARED FOR CHARLES E. ROBERTS BY JAMES H. MILLS, R.L.S. #971 OF MILLS SURVEYING, INC. AND DATED FEBRUARY 11, 2000 AND RECORDED IN THE OFFICE OF THE CLERK OF THE SUPERIOR COURT OF CHATHAM COUNTY, GEORGIA IN SUBDIVISION MAP BOOK 19-S, FOLIO 78. EXPRESS REFERENCE IS HEREBY MADE TO SAID SUBDIVISION MAP BOOK FOR BETTER DETERMINING THE METES, BOUNDS AND DIMENSIONS OF THE PROPERTY HEREIN CONVEYED. LOT A HAS THE STREET ADDRESS OF 2031 TUSKEGEE STREET, SAVANNAH, GEORGIA 31405 AND HAVING A PIN NO. OF 20706-04022.
SUBJECT, HOWEVER, TO ALL VALID EASEMENTS, RIGHTS-OF-WAY AND RESTRICTIONS OF RECORD.
SUBJECT TO THAT CERTAIN MORTGAGE EXECUTED BY FIRST POINT BUILDERS LLC TO NAMM HOLDINGS, LLC, DATED 03/31/2025 AND RECORDED 04/02/2025 IN OFFICIAL RECORD BOOK 3631 ON PAGE 485 OF THE PUBLIC RECORDS OF CHATHAM COUNTY, GEORGIA. GIVEN TO SECURE THE ORIGINAL PRINCIPAL SUM OF $200,000.00. ASSIGNMENT OF LEASES AND RENTS MADE AND ENTERED INTO 03/31/2025 BY AND BETWEEN FIRST POINT BUILDERS, LLC AND NAMM HOLDINGS, LLC, RECORDED IN THE CHATHAM COUNTY, GEORGIA RECORDS IN DEED BOOK 3631, PAGE 495.
Said legal description is controlling however, the property is commonly known as 2031 Tuskegee Street, Savannah, Georgia 31405.

The indebtedness secured by said Security Deed has been and is hereby declared due because of default under the terms of said Security Deed and Note, including, but not limited to, the nonpayment of the indebtedness as and when due. The indebtedness remaining in default, this sale will be made for the purpose of paying the same, all expenses of the sale, including attorneys' fees and other payments provided for under the terms of the Security Deed and Note.
Said property will be sold subject to the following items which may affect the title to said property: all zoning ordinances; matters which would be disclosed by an accurate survey or by inspection of the property; any outstanding taxes, including but not limited to, ad valorem taxes, which constitute liens upon said property; special assessments; and all outstanding bills for public utilities which constitute liens upon said property; To the best of the knowledge and belief of the undersigned, the party in possession of the property First Point Builders, LLC, and /or tenant(s).
The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the United States Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the Security Deed. Rare Form Creatives, LLC a/k/a Rare Form Creatives and its counsel are acting as debt collectors. Any information obtained will be used for that purpose.
