COUNTY OF RICHMOND )
WHEREAS, Farmer Construction, LLC (the "Borrower"), caused a Promissory Note dated December 23, 2022 to be executed and delivered to Optus Bank, 1241 Main Street, Suite 100, Columbia, South Carolina 29201, evidencing the Borrower's indebtedness in the original principal amount of One Hundred Thousand and 00/100 Dollars ($100,000.00), together with interest thereon (the "Note"); and
WHEREAS, Willie Farmer executed and delivered to Optus Bank that certain Security Deed (the "Security Deed") dated December 23, 2022, recorded in the Office of the Clerk of the Superior Court of Richmond County, Georgia in Book 1870, Pages 1020 et seq., conveying the following described real property as security for the payment of the debt evidenced by the Note; and
WHEREAS, Optus Bank is the holder of the Note more fully described in the Security Deed;
WHEREAS, the indebtedness evidenced by the Note is secured by property described as (the "Property"):
All that tract and parcel of land, together with any improvements thereon, situate, lying and being in the State of Georgia, County of Richmond, and being shown and designated as Lot 2, Block B, Shilo Terrace Subdivision, on a plat recorded in the Office of the Clerk of the Superior Court of Richmond County, Georgia in Deed Book 39-P, Pages 725-777. Reference is hereby made to said plat for a more complete and accurate description of the metes, bounds and location of the property.

The Property is known under the present street numbering system as 2336 Shilo Street, Augusta, Georgia 30906.
WHEREAS, the Borrower defaulted in the payment of the indebtedness by refusing to pay the indebtedness according to the terms of the Note, authorizing Optus Bank to exercise its power of sale in the Security Deed;
NOW, THEREFORE, pursuant to and in exercise of the power of sale contained in the Security Deed and for the purpose of collecting the indebtedness secured thereby (including attorney's fees and expenses of sale), Optus Bank will offer the Property for sale to the highest bidder, for CASH, at public outcry, before the Courthouse door in Richmond County, Georgia on the First Tuesday in August, to wit: August 4, 2026, between the legal hours of sale.
Optus Bank will convey title to the Property as attorney-in-fact for the Borrower, all as provided for in the power of sale and authority granted in the Security Deed. The money derived from the sale will be applied as follows: (i) first to expenses of the sale, including reasonable attorney fees; (ii) second to the amount due on the Note secured by the Property described in the Security Deed; and (iii) the balance, if any shall be paid as provided by law.
The Property will be sold for CASH subject to any unpaid ad valorem taxes (including taxes which are a lien but not yet due and payable), any matters which might be disclosed by an accurate survey or inspection of the Property, encumbrances, zoning ordinances, restrictions, covenants and matters of record, if any, superior to the Security Deed, street improvements and easements and restrictions of record. Purchaser is to pay cost of recording the deed.
To the best knowledge and belief of the undersigned, the party in possession of the Property is the Borrower. The Property is commonly known as 2336 Shilo Street, Augusta, Georgia 30909.
