Michael K. Williamson, Substitute Trustee, as recorded in ORBV 2455, Page 5189, on September 9, 2025, in the Register's Office for Montgomery County, Tennessee, gives notice that the obligation of Elijah Annor to Michael K. Williamson, Substitute Trustee for Jennifer Ventimiglia, Trustee for Fortera Credit Union, secured by a Deed of Trust of record in ORBV 2251, Page 1646, Register's Office for Montgomery County, Tennessee, is in default.
Pursuant to the authority of said Deed of Trust, the following described realty will be sold at public auction to the highest bidder on the 16th day of October, 2025, at 11:30 a.m., prevailing time at the Montgomery County Courthouse, One Millenium Plaza, Clarksville, Tennessee 37040.
The realty involved is located in the Second (2nd) Civil District of Montgomery County, Tennessee, and is designated as:
Being Lot No. 97 on the plan of Hunter's Point, Section A-3, as shown by Plat Book 13, Page Number(s) 695, Plat Number(s) 695, Register's Office for Montgomery County, Tennessee, to which reference is made for a complete description.
This conveyance is subject to (a) all restrictions of record; (b) all easements of record; (c) all visible easements; (d) all matters appearing on the plan(s) of record; (e) all matters referenced in the master deed and by-laws; and (f) all applicable government and zoning regulations.
Said realty is commonly known as: 2405 McCalls Way, Clarksville, Tennessee 37042, but such address is not part of the legal description of the property sold herein and in the event of any discrepancy, the legal description herein shall control.
For source of title: Being the same property conveyed to Elijah Annor, a single man, by Warranty Deed of Steven R. Neblett and April Neblett f/k/a April McDaniel, dated July 20, 2016, of record in ORBV 1691, Page 428, in the Register's Office for Montgomery County, Tennessee on August 2, 2016 at 8:35 AM.
The terms of the sale shall be cash, and the realty will be sold, in bar of all equities of redemption, homestead, dower, and all other rights of homestead exemption in, and equitable and statutory redemption of the property, and all marital rights of any type, nature and kind, all of which were waived in the referenced Deed of Trust, and all of such rights of Elijah Annor and those claiming through him, subject to any (1) accrued taxes; and (2) all matters that an accurate and current survey would disclose.
OTHER INTERESTED PARTIES - The aforementioned real property is further subject to a Deed of Trust in favor of First Liberty Financial Group, LLC dated July 29, 2016 of record on August 2, 2016 in ORBV 1691, Page 429, Register's Office for Montgomery County, Tennessee, with Corporate Assignment of Deed of Trust dated September 9, 2021 by Mortgage Electronic Registration Systems, Inc. ("MERS") as nominee for First Liberty Financial Group, LLC to PennyMac Loan Services, LLC, of record in ORBV 2134, Page 2024, ROMCT on September 9, 2021.
The right is reserved to adjourn the date of the sale to another day, time and place certain without further publication, upon announcement at the time and place for the sale set forth above.
This is an attempt to collect a debt and any information obtained may be used for that purpose.
