To: FANNIE SHIELDS; and to any and all persons or entities claiming any right, title, lien, or interest in the property described below. FANNIE SHIELDS has been named a defendant in this matter because she is a record owner of the property described below.
Please take notice that a Complaint to Foreclose Tax Sale Certificate has been filed in the Superior Court of New Jersey, Chancery Division, Camden County, by Plaintiff Parkside Business & Community in Partnership, Inc., seeking to foreclose the equity of redemption and all other interests in the real property commonly known as 1446 Ormond Avenue, Camden, New Jersey 08103, identified on the tax map of the City of Camden as Block 1281, Lot 19. The real property that is the subject of the foreclosure is commonly known as 1446 Ormond Avenue, Camden, New Jersey 08103, and identified as Block 1281, Lot 19 on the tax map of the City of Camden.
The action is based upon Tax Sale Certificate No. 10-03588 issued by the City of Camden at a sale conducted on June 21, 2010 for unpaid municipal liens for tax years 2009 and 2010, and recorded on July 13, 2010 in Book 09250, at Page 1664 in the Office of the Clerk of Camden County, New Jersey. Tax Sale Certificate No. 10-03588 was later assigned to Plaintiff Parkside Business & Community in Partnership, Inc. pursuant to an Assignment of Tax Certificate dated October 30, 2024 and recorded December 10, 2024, in Book 12717, Page 1290, in the Office of the Clerk of Camden County, New Jersey.
The Complaint names as defendants the record owners and parties in interest identified of record with respect to the property. The named defendants are: Fannie Shields; Lucius E. Shields; State of New Jersey Department of Community Affairs; Shaheem Nokes; Kenyetta Nokes; and Edith S. Alexander.
If you claim an ownership interest, lien, or other interest in the property, or a right to redeem the tax sale certificate, you must file a written Answer and any responsive pleadings with the Superior Court of New Jersey, Chancery Division, Camden County, and serve a copy on Plaintiff's counsel within 35 days after the date of this publication, or judgment by default may be entered against you, forever barring and foreclosing any right, title, interest, claim, or equity of redemption you may have in the property. The street and mailing address of the court and the specific return date will be provided upon request to Plaintiff's counsel below. If you are entitled to redeem, you may contact the municipal tax collector for the amount required to redeem and the procedure for redemption.
Important notice regarding potential surplus equity: If you are the owner or an heir of the owner and you contend there is surplus value in the property above the amount owed on the tax sale certificate and related charges, you must assert that defense in a responsive pleading, and the potential loss of equity is a valid basis for contesting the tax foreclosure; if such a defense is asserted, a sheriff's sale will be scheduled and any surplus will be handled as provided by the Court.

Relief Sought: Plaintiff seeks, among other relief, a judgment fixing the amount due on Tax Sale Certificate No. 10-03588, barring and foreclosing all rights of redemption, and vesting title to the property as provided in the filed Complaint, or, in the alternative if directed, sale of the property according to law to satisfy the amount due.
