NOTICE OF SHERIFF'S SALE
By virtue of a certified copy of a decree to me directed from the Clerk of the Superior Court of Monroe County, Indiana, in Cause Number 53C06-2102-CT-000221, wherein Amos Guttering, Inc. D/B/A Amos Exteriors was the Plaintiff and Zhenyu (Steven) Yang is the Defendant, requiring me to make the sum as provided for in said Decree with interest and costs, I will expose at public sale to the highest bidder, on the 21st day of August, 2026 at 10:00 o'clock A.M., the sale being conducted online at www.zeusauction.com, the fee simple of whole body of Real Estate in Monroe County, Indiana:
A part of the Southwest quarter of Section 28, Township 9 North, Range 1 West, Monroe County, Indiana, bounded and described as follows: Beginning at the point of intersection of the East right-of way of State Road 37 with the North right-of-way line of East Seventeenth Street, said point being 1428 feet West and 20 feet North of the Southeast corner of said Southwest quarter, thence from said point of beginning and with the East right-of-way line of State Road 37 and running North 02 degrees 42 minutes 40 seconds west for 80.2 feet; thence North 87 degrees 27 minutes 22 seconds East for 18 feet; thence North 04 degrees 06 minutes 06 seconds west for 44.8 feet; thence leaving said East right-of-way line and running North 88 degrees 21 minutes 55 seconds East for 82 feet; thence South 03 degrees 13 minutes 33 seconds East for 37 feet; thence North 87 degrees 30 minutes 58 seconds East for 37 feet; thence South 03 degrees 14 minutes 31 seconds East for 88 feet and to said North right-of-way line and running South 88 degrees 00 minutes West for 137 feet and to the point of beginning.
EXCEPTING a part of the Southwest quarter of Section 28, Township 9 North, Range 1 West, Monroe County, Indiana, bounded and described as follows: Commencing at the Southeast corner of said Southwest quarter, thence North 90 degrees 00 minutes 00 seconds West for 1428 feet along said quarter section boundary; thence North 00 degrees 00 minutes, 00 seconds W for 20 feet, thence North 02 degrees 42 minutes 40 seconds West for 20 feet to the point of beginning, said point being on the East right-of-way line of North Walnut Street; thence South 47 degrees 22 minutes 09 seconds East for 28.53 feet; thence South 88 degrees 00 minutes 00 seconds West for 20 feet; thence North 02 degrees 42 minutes 40 seconds West for 20 feet to the point of beginning, containing 201 square feet.
ALSO EXCEPTING that part thereof as conveyed to City of Bloomington, Department of Public Works by Instrument Number 2022010710 dated May 16, 2022 and recorded July 15, 2022.
SUBJECT TO Temporary Highway Easement Grant as conveyed to City of Bloomington, Department of Public Works by Instrument Number 2022010690 dated May16, 2022 and recorded July 14, 2022.
