Notice to Consider Adoption of Resolution No. 2026-02
NOTICE IS HEREBY GIVEN that the Planning Commission of the City of Soledad will conduct a Public Hearing on May 14th, 2026 in the Council Chambers at 248 Main Street, Soledad California, to consider the following item:
RESOLUTION NO. 2026-02, A resolution of the Planning Commission of the City of Soledad Announcing Findings and Recommending to the City Council of the City of Soledad Adoption of Ordinance No. 781, An Ordinance of the City Council of the City of Soledad Announcing Findings and Approve a Planned Unit Development (PUD-24002) and a Vesting Tentative Map (TM-24003) to allow a 12.48 acre subdivision on the West Side of Orchard and Cedar Lane in the R-1 Zoning District (APN 022-281-005)
The project includes a total of 67 units, comprised of 55 single-family detached residential units and 12 multi-family affordable units in an existing R-1 Single Family Zoning District. The 12.48-acre site fronts on the north side of the segment of Orchard Lane located between Cedar Lane and Calle Valverde. The project includes a Planned Development to allow the multi-family affordable housing component, and to allow for additional site planning flexibility. Forty-seven of the single-family lots would be 4,250 square feet or less, with the remaining eight lots ranging from 4,500 to 7,358 square feet. An Initial Study was prepared for the proposed project pursuant to the California Environmental Quality Act (CEQA) Guidelines Section 15063, which concluded that the project could have potentially significant environmental impacts related to vehicle miles traveled (VMT). In accordance with CEQA Guidelines Sections 15121 and 15126, a focused Environmental Impact Report (EIR) was prepared to analyze these impacts in greater detail and evaluate feasible mitigation measures and alternatives. Although mitigation has been incorporated where feasible, impacts to VMT may remain significant and unavoidable. Therefore, pursuant to CEQA Guidelines Section 15093, a Statement of Overriding Considerations will be prepared for consideration and recomendation for adoption to the City Council in conjunction with approval of the proposed project. The agenda for this meeting will be posted in accordance with the requirements of the Brown Act and will be available on the City of Soledad's website. Members of the public may provide comments on this item in person during the hearing at the time the item is called. Written comments may also be submitted by emailing planning@cityofsoledad.gov or delivering them to City Hall. To ensure timely distribution to the decision-making body, written comments are requested by 12:00 p.m. on the day of the hearing; however, comments received after this time may still be considered but may not be provided to the decision-making body prior to the meeting.
