NOTICE TO INTERESTED PERSONS AND PROPERTY OWNERS WITHIN 200 FEET OF BLOCK 55 LOTS 3 BOROUGH OF SEASIDE HEIGHTS, OCEAN COUNTY, NEW JERSEY
PLEASE TAKE NOTICE, that on May 4, 2026, at 6:00 p.m. in the Council Chambers in the Municipal Building of the Borough of Seaside Heights Municipal Offices, 901 Boulevard & Sherman Avenue, Seaside Heights, New Jersey, the Seaside Heights Planning Board will hold a hearing on the application of the undersigned, at which time and place all interested persons will be given an opportunity to be heard.
The application is for Block 55 Lot 3 as shown on the Borough of Seaside Heights Tax Map and is located at 1511 Ocean Terrace, Seaside Heights, Ocean County, New Jersey. This property is in the Resort Residential Zone B.
The applicant is seeking Board approval of this major site plan with any and all required variances and design waivers. The plan is to build 10 residential condominium style single family residences on this parcel. This property was the subject of a previous application and approval under Resolution #2024-22. This application seeks to amend that prior approval to allow for revised architectural plans and the relief requested herein.
The applicant seeks preliminary and final site plan approval. The applicant requires waivers and/or variances for:
Height – The new structure will stand 40' 9" which is below the allowable height of 41 feet. However, the elevator shaft will extend to a height of 54' 9" where 51' is permitted. This creates the need for a height variance for the elevator shaft. The relief sought is less than 10% of the allowable height. (This is believed to be a C variance.)Depressed curb and driveway openings – The applicant is seeking a variance or waiver allowing for a depressed curb of 22 feet in width where 16 feet is permitted. This relief was previously granted in Resolution #2024-22.In addition, the applicant seeks relief from the Board for any and all variances or design waivers deemed necessary for the purpose of developing this property according to the submitted plans.
Copies of the application and plans are available for review during normal business hours at the Borough of Seaside Heights Municipal Offices. The planning board office is located at 100 Grant Avenue, Seaside Heights, NJ. The planning board meeting will be conducted at 901 Boulevard & 116 Sherman Avenue, Seaside Heights, NJ.
