Please take notice that on the 9th day of July, 2026, in the L. Manuel Hirshblond Meeting Room in the Township of Toms River Municipal Building at 33 Washington Street, Toms River, New Jersey, the Township of Toms River Zoning Board of Adjustment will hold a hearing on the application of the undersigned, at which time and place all interested parties will be given an opportunity to be heard. Said meeting will take place at 6:30 pm. The location of the premises in question is located in the R-400 Zone, Block 413.04, Lot 18, and is more commonly known as 1361 Vincenzo Drive, Toms River, New Jersey 08753. The applicant is seeking a variance for the purpose of:
1. Applicant proposes to construct a 33' x 21' pool house with overhang and patio below. Also being proposed is a paver driveway and aluminum fencing.
2. Variance for accessory rear yard setback; 30 feet is required, whereas 15 feet is proposed; Variance for maximum impervious coverage; 25% is required, whereas 42.29% is proposed; Variance for 6' high fence in front yard.
Along with any and all other variances and/or design waivers which may be requested or required. A copy of said application and documents is on file with the Township of Toms River Board of Adjustment, 33 Washington Street, Toms River, NJ, and may be inspected during business hours in the office of the Board of Adjustment by all interested parties prior to said meeting.
